As our Occupancy Specialist at Wingate, you'll play a vital role in maintaining compliance across our affordable housing community. You'll ensure residents receive the support and housing they deserve while managing key aspects of certification, leasing, and compliance. If you're detail-oriented, people-focused, and experienced in affordable housing, we'd love to have you on our team.
Hourly rate:Up to$21/hour(based on experience)

Professional Growth:Wingate supports ongoing certification and offers clear paths for advancement within our growing company. As an Occupancy Specialist, you will:
Process income certifications, recertifications, and interim certifications for HUD, Section 8, and LIHTC programs
Manage applicant intake, waitlists, leasing paperwork, and move-in orientations
Ensure compliance with federal, state, and local housing regulations
Collaborate with residents, staff, and agencies to resolve issues and provide high-quality customer service
Maintain accurate resident files, reporting, and data integrity using Microsoft Office and property management software

Experience Required for Your Success
What We're Looking For:
COS Certification required; knowledge of HUD, Section 8, and affordable housing regulations
Minimum2 years of property management or compliance experience
Strong organizational, communication, and customer service skills
Proficiency in Microsoft Office; OneSite experience is a plus
