Lead Maintenance Technician (On-Site)
Location: Thousand Oaks, CA
Status: Full-Time Non-Exempt Hourly Pay On-Site Role
Hanes Properties, LLC is seeking an experienced, hands-on Lead Maintenance Technician for a newly acquired apartment community. This is a critical on-site role responsible for leading all aspects of property maintenance, supporting resident satisfaction, and helping ensure our community is well-maintained, safe, and welcoming.About the Role
The Lead Maintenance Technician oversees day-to-day maintenance operations, coordinates with vendors, and performs skilled repairs. This position reports to the Property Manager and Regional Property Manager and plays a key role in fostering a positive living environment for residents.Key Responsibilities
Perform and oversee routine, preventative, and emergency maintenance tasks (plumbing, electrical, carpentry, and appliance repair)
Complete work orders and ensure timely unit turnarounds
Coordinate and inspect vendor/contractor work
Ensure property and equipment are safe, clean, and compliant with OSHA and company safety standards
Maintain maintenance supplies, tools, and documentation
Communicate clearly with residents, team members, and leadership
Participate in seasonal readiness and capital project supportWhat We’re Looking For
Minimum 3 years of general maintenance experience (multifamily housing preferred)
Working knowledge of electrical, plumbing, carpentry, and appliance repair
Previous experience supervising or mentoring maintenance staff
Excellent problem-solving and time management skills
Valid driver’s license and automobile insurance
Must provide and safely use own basic hand toolsSkills & Competencies
