Job Title: Real Estate Sales (U.S. Real Estate Sales)

Annual Salary: ¥5,280,000 - ¥10,000,000! (For individuals with experience in high-net-worth business)

Open to: Individuals in their 20s (no experience required) and 30s (sales experience and high-net-worth business experience preferred)

Job Type: Temporary Worker (only if hired as a temporary worker) Note: The employment type must be clearly indicated as "Temporary Worker" if applicable.

Job Description:

The position is for a Real Estate Sales role, focusing on selling U.S. real estate (such as pre-owned houses and apartments) to high-net-worth individuals in Japan (such as business owners and professionals). The role involves acquiring, renovating, and leasing properties to sell as part of a wealth management business.

This department started in 2017, differentiating itself by offering a financing service that allows using overseas real estate as collateral, something that is difficult through Japanese financial institutions. The business targets income gain and capital gain while providing properties with favorable depreciation. The company offers a one-stop service from property acquisition in the U.S., to sales, management, maintenance, and resale in Japan. It has now achieved over 5,000 managed properties, making it the number one U.S. real estate sales company in Japan.

Key Responsibilities:

Customer Acquisition: Perform inbound and lead-based sales, as well as building relationships with financial institutions and tax offices to obtain referrals of high-net-worth clients.

Client Interaction: Based on the client’s asset situation, perform income simulations and tax-benefit calculations to propose suitable U.S. real estate investment options.

Contract Procedures: Handle contract negotiations and paperwork with clients.

After-Sales Support: Prepare and send monthly financial reports to clients and offer advice on resale timing and additional property purchases.

Employment Type:

Full-time Employee

Working Hours:

Monday, Tuesday, Wednesday, Friday: 9:15 AM – 6:15 PM

Thursday: 9:00 AM – 6:00 PM

Break Time: 60 minutes

Regular working hours: 8 hours per day

Days Off:

2 days off per week (Saturday and Sunday)

Annual holidays: 115 days

Paid time off: 10 days after 6 months of employment

Additional paid leave: Bereavement leave, menstrual leave, etc.

Long-term vacations: Golden Week (4 days), Summer (9 days), Year-End/New Year (13 days)

Salary and Benefits:

Base Salary: ¥239,800 - ¥368,500 per month

Estimated Monthly Salary: ¥330,000 - ¥500,000

Annual Salary: ¥5,280,000 - ¥9,000,000

Bonuses: Twice a year (June and December)

Insurance: Employment insurance, worker’s compensation, health insurance, pension

Required Experience and Skills:

Open to individuals in their 20s (no experience required) and those in their 30s with sales or high-net-worth business experience

Japanese: N1 level

English: Business level

Required License: Valid driver’s license (ordinary driver's license, AT car allowed)
