Under the general supervision of the Director of Facilities Management, the Real Estate Facilities Manager is responsible for the delivery of real estate facility management services and related facilities projects, expense and capital. The Real Estate Facilities Manager will manage activities for the delivery of real estate facility management workplace services, operations and asset planning, maintenance and repair of the portfolio with accountability for the overall delivery of portfolio management, including but not limited to engineering services, site services, energy management, and environmental health & safety compliance. Responsibilities also include adherence to business plan, budgetary control, facilities maintenance expense and capital planning and oversight of the daily management and operational activities.

Responsibilities

Works directly with the Director, Facilities Management, peers, and suppliers to deliver quality assurance of all facilities management services and adherence to Saia’s facilities management services standards of performance and needs.

Provides input to the Facilities Management budget preparation, development, including FM PI Reforecast and annual operating expense (OPEX) budget planning, direct input to capital planning, cash flow management and production of monthly financial reports to ensure accuracy, completeness and conformity to Saia’s established financial reporting standards.

Develops Facilities Management Policies and Procedures and ensures that processes confirm service delivery, quality of work, and specification adherence.

Promotes and adheres to all established policies and procedures relative to standard assignment deliverables, business conduct and integrity while ensuring on-going quality management of all facility management services.

Assists in the development and implementation of formal terminal inspection audits for all OWNED, LEASED, & POTENTIAL sites to include but not limited to documented processes, site evaluations, services, costs, and asset management life cycle to ensure adherence to Saia Facilities Management Services and Asset Management standards.

Ensures regulatory compliance, lease agreement compliance, legislative, environmental, health and safety and effective management of risk and liability.

Liaison to Safety for Safety Audit Review findings and closures.

Participates, facilitates and negotiates service contracts with outside vendors to achieve balance between performance and cost compliance as it pertains to the approved Plan.

Demonstrates astute and proficient knowledge of OHSA regulations, compliance, and guidelines.

Possesses one or more of the following certifications: Certified Facility Manager (CFM), Facilities Management Association (FMA), Certified Property Manager (CPM), Real Property Administrator (RPA), Leadership in Energy and Environmental Design Accredited Professional (LEED AP) designation.

Requires about 50% of travel.

Performs other duties as required.

Preferred Qualifications

Bachelor’s degree in Facilities Mgmt, Corp Real Estate, Proj Mgmt, or equiv

5-7 yrs property portfolio mgmt, and/or facility mgmt

3+ years of project management experience

Certified OHSA inspector

Critical systems environments: Mechanical, Electrical, and Plumbing

Systems, Building and CMMS/Work Order Mgmt exp. preferred

Exp. with Facility Planning, Design, Operating, and Maintenance

Proficiency in interpretation of blueprints and schematics
