Position Summary:

The Regional Facilities & Maintenance Manager oversees the maintenance of multiple facilities within a specific region. They ensure that the facilities are safe, well-maintained, functional, and compliant with all relevant regulations and standards. The role involves leading a team of maintenance technicians, coordinating maintenance activities, implementing preventive maintenance programs, and ensuring a safe and efficient working environment.

The manager collaborates with various stakeholders, including operations, safety teams, and vendors to ensure smooth operations and effective resource allocation.

Principle Duties and Responsibilities:

Facility Management: Oversee the maintenance and management of (8-10) 500k to 1M+ square foot facilities within the region, ensuring they are in optimal condition and meet or exceed operational requirements.

Team Management: Lead and directly manage a team of site facility managers, maintenance associates, assigning tasks, providing guidance and support, and fostering a collaborative and high-performing work environment. Monitor and manage labor productivity and quality of work to ensure prescribed performance standards and KPI (Key Performance Indicators) targets are met.

Maintenance Planning: Develop and implement short- and long-term maintenance plans, schedules, and procedures to ensure timely and effective resolution of maintenance issues and preventive maintenance activities. Be able to anticipate and react to unplanned activities.

Budgeting and Cost Control: Prepare and manage the ~$25M+ maintenance Capital budget for the region, monitoring expenses, optimizing resource allocation, and identifying cost-saving opportunities without compromising on quality and safety.

Compliance and Safety: Ensure all facilities comply with relevant safety, health, and environmental regulations. Develop and enforce safety protocols, conduct regular inspections, and implement corrective actions to maintain a safe working environment.

Enterprise Vendor Management: Collaborate with external vendors, contractors, and suppliers to obtain services, equipment, and supplies necessary for facility maintenance. Evaluate vendor performance and support contract negotiations to ensure cost-effectiveness and quality.

Equipment and Asset Management: Develop and implement strategies for the effective management and maintenance of facility equipment, machinery, and assets, including procurement, maintenance, repairs, and replacements as needed.

Reporting and Documentation: Maintain accurate records of maintenance activities, including work orders, equipment history, inventory, and maintenance reports. Prepare regular reports and presentations on maintenance metrics and performance indicators.

Continuous Improvement: Identify opportunities for process improvements, cost savings, and efficiency enhancements in facility maintenance operations. Implement best practices and innovative solutions to optimize facility performance.

Stakeholder Communication: Collaborate with internal stakeholders, such as operations, human resources, and capital team, to align facility maintenance activities with organizational goals and objectives. Provide regular updates to senior management on facility maintenance status, challenges, and achievements. Knowledge, Skills & Abilities:

Experience with automation; including high volume sortation, conveyor, pick-to-light, ASRS and robotics in a distribution environment.

Technical skills in electrical, mechanical, and hydraulic systems repair, industrial refrigeration, and material handling material maintenance

Excellent leadership, communication and team building skills.

Excellent interpersonal skills with effective communication skills, both written and verbal.

Skilled at planning, organizing, and directing programs to support operational requirements.

Must be flexible with schedule and hours to oversee and respond to the needs of a 24/7 operation.

Adhere to all regulatory requirements .

Communicate and complete required record keeping functions.

Articulate and align associates with department and business goals.

Work needed schedule to perform assigned duties.

Ability to work in a -5 degree to 90+ degree Fahrenheit environment (temperature varies within each department) for extended periods of time.

Work in a warehouse environment with varying conditions (i.e., cool temperatures, concrete floors, powered industrial trucks)

Read and understand written and numeric product identifiers Education & Experience:

Associates degree or advanced specialized training in facilities management and/or related technology.

8-10 years in facility maintenance in a large-scale distribution or manufacturing environment, grocery preferred.

2-3 years in a leadership role, leading large diverse teams.
