Job Summary

The Superintendent is the Quality Control Manager on the job site and is responsible for the daily activities of all field staff for a construction project. Reporting to the General Superintendent, the Superintendent oversees the day-to-day field operations. Establishes and implements safety policies and procedures, coordinates field activities and adheres to the project schedule. Responsible for quality workmanship and project completion within budget. The Superintendent provides supervision for coordination of all subcontractors. Project set up including plan for site access, staging areas and security including fencing and signage. Jobs site office set up and organization including posting of all permits and regulations, emergency contacts. Organize, maintain, and update construction documents/field drawings including posting of ASI’s, RFI’s, changes, etc. This information should be presented at the end of the project as a Record Set of Field Documents. In conjunction with Project Manager, develop a project schedule and review to ensure the project is adhering to the Construction Schedule. MAJOR AREAS OF RESPONSIBILITIES

Client Management

During the pre-construction phase, the Superintendent must review and understand the project estimate.

He/she must review the plans and specifications for constructability.

Must review subcontract scopes and he/she must develop a project schedule and a site logistics plan.

Adheres to and promotes all company goals and objectives.

Complete training program to qualify as the competent person on site for crisis management and first response to emergencies.

Responsible for conducting safety documentation and records. Avoid back charges.

Review the Project Cost Report and ensure budgets are maintained.

Communicate effectively with the owner, architect, and engineer.

Manage job to completion with minimal punch list items. Obtain Owner/Architect sign off on the punch list.

Team Management

In implementing the quality control program, the Superintendent oversees the supervision of personnel, which includes work allocation, training, and problem resolution; evaluates performance and makes recommendations or personnel actions; motivates employees to achieve peak productivity and performance.

Responsible for the job site set up to include signage, trailer, temporary service, etc.

Works with the General Superintendent and the Project Manager to resolve any issues that could impact the schedule and/or budget.

Supervise and manage all subcontractors.

Manage job site clean ups and site security.

Responsible for maintaining material receiving inventory logs and filing and distribution of same.

Update as-built kits weekly. Review and confirm subcontractor updates on a weekly basis.

Maintain and update permit and building inspections log.Verify that all applicable building permits are in place for respective work.

Responsible for making sure that all subcontractor’s permits, licenses, bonds, and insurances are up to date and on file before they enter a job site.

Confers with Project Manager and the General Superintendent to resolve complaints and grievances within work force.

Completes daily report logs to include manpower, deliveries, and general activities by building section, weather conditions, visitors log and miscellaneous comments.

Manages all labor on the job. Accountable for budgeted labor time and requirements.

Maintain professional communication with trade contractors, owners, architects, etc. Review and maintain the project schedule on a twice monthly basis and prepare a two-week look ahead schedule every week.

Maintain a safe work environment adhering to all safety regulations. Individuals are required to wear personal protective equipment (PPE) in designated operations and production areas as stated by OSHA. Protective equipment that may be required, but not limited to, for this position is: Face Shield, Safety (hard toe) Shoes, and Coveralls.

TECHNICAL SKILLS

Demonstrate advanced proficiency by quickly adapting to new technology and readily acquiring new technical skills.

Proficient in all Microsoft suite applications including Word, Excel, as well as Onedrive and network locations for approved forms, and reports.

Familiarity with Paylocity software a plus

Proficient skill in Procore software

MINIMUM JOB REQUIREMENTS:

10+ years of direct on-site management of construction projects

Bachelor’s Degree with at least 4 years’ experience that is directly related to the duties and responsibilities specified; or 7 years of relevant experience. Or Journeymen license in one of the trade disciplines

Builders license in at least one state is a Plus.

Read and understand schematics and blueprints and/or technical manuals.

Demonstrated Microsoft Project or Primavera P6 experience, Procore

OSHA 30 a plus

Must be willing to travel and work away from home when required.

Must be willing to work nights and weekends when necessary.
