Check HVAC systems to see if they are functioning. Adjust accordingly for outside temperature
Timely completion of work lists
Check chemical treatment systems (if applicable)
Maintain HVAC units including filter replacements, as directed
Repair mechanical equipment as needed or directed
Run HVAC systems efficiently and adjust for day to day changes in weather conditions
Keep a log of maintenance performed
Oversee all HVAC work performed by others
Handle HVAC complaints
Check HVAC, door, lighting time clocks and mark sign-in sheets
Walk-through building spaces regularly to check for temperature irregularities
Check vacant spaces regularly
Check exterior lighting twice a month
Electrical including bulbs/ballast replacement, plumbing, painting and carpentry as
required
Lock/keys – repair and install new locks, prepare all necessary keys and provide keys
to main office
Have keys to every space, marked and organized and be knowledgeable of the various
keys; be able to enter spaces quickly
Patrol building exteriors for garbage, sweep lots and walks as needed
Meet with contractors as necessary, monitor work
Report to your immediate supervisor any Brokerage request for showing or door opening of office space
Monitor all subcontracted work
Assist in roof maintenance repair work as needed, keep drains clear
Snow/salt or other ground work as required
Landscape work as required, maintain landscaping at a high level – water flowers and
grass as needed
Miscellaneous trouble shooting and problem solving
Maintain an inventory list for janitorial and electrical supplies
Monitor utility usage and be responsible for building energy management (including
but not limited to) time clocks and preventive maintenance
Errands as required, including picking up supplies at various vendors as required
Move equipment, tools or supplies between properties as required
Provide own tools as needed for typical job responsibilities
Maintain phone communications at all times
Report any facility problems to immediate supervisor
Wear “Imperial Realty” shirts during working hours
Use protective hearing, eyewear and shoes when necessary
Maintain building systems including interior/exterior lighting, HVAC, thermostats,
life safety and building security
Identify and rehabilitate energy wasters
Patrol parking areas and monitor, issue tickets where required
Janitorial work (including but not limited to) cleaning, mopping, shampooing of carpets, vacuuming, glass cleaning
as required
Carpet protectors and refrigerator checks for basic compliance
Monitor dumpsters to avoid extra charges
Distribute bulbs to tenants, have tenant sign purchase sheet and mark building bulb/ballast control log
Patrol tenant and vacant spaces for loose carpet threads, stained ceiling tiles when tenants are not present
Properly mark store purchase receipts and submit packets accordingly
Monitor tenant move outs and move ins
Check contract janitorial work – notify supervisor of any problems
Report any building problems to your immediately supervisor(s
