Greystar has an exciting opportunity to join our regional leadership team as a Senior Director overseeing capital projects for Washington, Oregon, and Idaho.

This is a hybrid role and can report into our Seattle or Portland office.

This position is responsible for the business development and implementation of all rehabilitation / renovation / capital improvement activities for the assigned division or divisions. Ensures national guidance and oversight with regards to budgets, policies and procedures, and client communications is followed. Implements company-wide standards for technical communications, sub-contracting, and contractual terms for services including architectural designs and engineering consulting. Partnering closely with the Risk Management and Legal Departments, ensures that construction work meets or exceeds standards. Coordinates with Operations Senior Leadership and the Construction Services department as necessary.

JOB DESCRIPTION

1. Ensures the activities necessary for property rehabilitation, renovation and/or capital improvement projects throughout regions and/or divisions of the company are completed on time, within budget, etc.

2. Partners with other departments in the strategy, identification, approval and initiation of capital improvements, renovations, rehabilitation projects throughout the division(s), approving project budgets regarding hard cost estimates on materials, supplies, and labor.

3. Reviews prepared bidding packages, provides high level oversight and approval on submittals/recommendations for bids and proposals from general and sub-contractors, selection of contractors, and sub-contractors, and other service providers needed to complete the project work.

4. Establishes project budgets for use by Regional Construction Service Managers and Directors.

5. Ensures all construction work performed is in compliance with the Company’s safety standards and applicable ordinances and building codes by staying informed about relevant codes, ordinances, and permit requirements, and by preparing and/or submitting required documentation and other information to appropriate agencies.

6. Communicates proactively and frequently with key business leaders to provide updates on the status of projects, surface and address concerns, and plan specific actions as needed to ensure the on-time and on-budget completion of the projects.

7. Reviews and provides approval on change orders or amendments to the specifications, blueprints, and plans when appropriate, and ensures related documents and budgets are amended as needed to reflect changes to the project specifications.

The annual salary for this position is $150,000.00 - $205,000.00

Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.

Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.

Onsite Property Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
