Job Description

Summary:

The Superintendent for Project Management is responsible for the daily activities of maintaining the facilities and or/office spaces, including repairs and inspections. Work with maintenance and housekeeping staff in maintaining logs books, conduct inspections and maintains vendor relations to ensure facility or office spaces and compliance. Collaborate with Directors and Administrators to ensure maintenance plans are set according to long term facility goals, federal, state and city regulations. This position must ensure that goals and objectives are consistent and supportive of the NAICA mission.

Responsibilities:

The Superintendent is responsible for, but not limited to:

Provide leadership and direction to assigned Maintenance Staff.

Participate in development of maintenance plans to include planning for infra-structure upgrades, equipment replacements and building modifications to ensure future capabilities and maintenance of the buildings.

Make recommendations for changes to existing standards, policies and procedures.

Plan and Organize facilities and or/office spaces preventative maintenance activities.

Conduct daily, weekly and monthly walkthroughs to inspect facilities and office spaces using the NAICA facility inspection form.

Perform routine maintenance repairs, as needed

Oversee internal and external facility related systems, tests and inspections, including boiler, elevator, exterminations, sprinklers, standpipe system, fire pump, generator, fire systems, extinguishers, smoke detectors and carbon monoxide detectors.

Manage state and city facility inspections with Directors or Administrators

Manage work orders and ensure completion of task in a timely manner.

Submit Daily Report of facilities and or/office space activities.

Create a report for special projects in facilities and/or office spaces such as annual painting plans, mechanical and office upgrades.

Prepare monthly reports on completed projects, scheduled preventative maintenance and work orders.

Respond to emergencies and resolves issues during off hours.

Ensure compliance with city, state and federal building codes.

Participate in the recruiting effort, supervise, monitor and evaluate assigned maintenance staff to ensure they successfully perform their routine daily duties, weekly and periodic tasks.

Provide training and coaching to maintenance staff on safety methods, and on equipment or tools usage.

Identity materials, tools or supplies needed for facility and submit purchase order for purchase.

Monitor and control facilities supplies and equipment through inventory.

Attend and participate in facility and management meetings as scheduled.

Maintain ongoing communication with Managers, Directors and Administrators on facilities issues.

Work diplomatically to solve problems in the facilities and/or office spaces.

Other duties as assigned

Professional & Personal Qualifications:

Skilled in HVAC, maintenance repairs, electrical and plumbing

Effective verbal and listening communication skills

Ability to handle multiple task effectively and under pressure

At least three (3) years of increasingly responsible facility maintenance experience in a residential facility, including some lead supervisory experience of at least three (3) staff.

High school diploma or GED

Fire Safety certification: S95

NY Valid Driver License
