Job Summary – Provide and maintain the plant with necessary room conditions at a consistent level to ensure a quality product.

Ensure the highest machine efficiency and quality production at the lowest cost through a continuous program of preventive maintenance and repair.

Essential Functions * Must be able to read and write legibly, have basic math skills, and be able to meet company requirements on electrical test.

* Maintain working knowledge of A/C, electrical, mechanical and construction skill in order to maintain equipment, building and grounds as required.

* Maintain a working knowledge of the complete HVAC system including computer control system.

* Maintain a working knowledge of compressors in order to maintain equipment as necessary.

* Perform preventive maintenance throughout the plant in an effort to keep machines and equipment in excellent condition using all safety rules and regulations that apply.

* Maintain a working knowledge with Parkdale’s safety programs; be familiar with MSDS, lockout/tagout, electrical safe working practices, permits and procedures pertaining to all aspects of the job.

* Report any unsafe work practices and/or conditions to management immediately.

* Perform daily, weekly and monthly preventive maintenance on air washers, chillers and filtration systems as required.

* Maintain cleanliness and orderliness of assigned work areas and HVAC areas.

* Provide leadership during normal day to day routine plant maintenance operations.

* Be available when off duty if an emergency arises.

* Be able to assist electricians when needed – must read and sign Electrician Job Description, Electrician Job Safety Analysis (JSA), and proper lockout/tagout procedures.

* Maintain as adequate inventory of parts needed.

Send off parts that need repairs in a timely manner.

All repair items should be packaged and the necessary paperwork completed for pickup by the vendor or UPS.

* Work well with managers, technicians, and operators by keeping good open-line communications about how their jobs are running due to conditions.

* Monitor/repair humidification and refrigeration systems.

* Rebuild pumps and align with motors.

* Repair plant water and plumbing systems * Replace bearings on humidification fans.

* Inspect chillers and cooling towers for any problems and do preventive maintenance as scheduled.

* Tracking of dew points * Fans * Spray pumps * Return pumps * Calibrate aspirators in plant and the dew point controllers on each air washer as needed * Calibrate enthalpy controls and amperes as needed * Air compressor maintenance * Check and log compressors that are in operation * Grease motors for each compressor as needed.

* Perform preventive maintenance as scheduled.

* Emergency fire duties.

* Assist in sprinkler maintenance (must maintain Limited Fire Sprinkler Maintenance Technician License). * Perform other job duties as assigned by management.
