Job Overview:

The Assistant Director of Engineering will be responsible for assisting the Director of Engineering in managing and overseeing the activities of all CBS Trades Staff and outside vendors as it relates to engineering and facilities within the university campus. From essential upgrading, installation and maintenance of all HVAC systems, mechanical, electrical, and related equipment. The primary responsibility is to ensure that all daily scheduled and periodic requirements are completed to the highest standards. Additionally, the Assistant Director of Engineering will also maintain high level professional client relations and ensure that client requests are promptly addressed.

Responsibilities:

Client Relations and Team Management

Motivates, directs, trains, and coaches all employees to meet client requirements.

Solid knowledge and trouble-shooting skills as it pertains to Building Automation Systems, Heating, Ventilation and Air Conditioning Systems, Domestic Hot & Cold-Water Systems, Low Pressure Boiler/Steam Systems, Chiller Maintenance, Generators and Electrical Systems.

Oversight of the day-to-day operations of the full CBS Trades Staff including Boilermen, HVAC Mechanics, Plumbers, Electricians, Carpenters, Painters, Masons and Handymen.

Execute the preventative maintenance program to ensure all common areas, classrooms, auditoriums, stadiums, and arenas are serviced and updated according to schedule in order to prevent major breakdowns.

Handles performance management for assigned teams including progressive disciplinary processes.

Coordinate and assist St John’s Design & Construction team in all MEP and other trades projects including oversight of contractors and engineers.

Assist STJ Department of Sustainability in energy savings and curtailment projects and utility consumption savings.

Conducts quality control checks of all work.

Adheres to cleaning and facility service specifications as set forth by contractual agreements and company standards.

Conducts inspections and submits reports on a weekly basis.

Promptly manages client request and responds to client complaints.

Be available to respond to either of the three campuses in the event of emergency response situations.

Recommends services and maintenance care to clients.

Maintain a high level of communication with clients to ensure quality service.

Budget, Inventory and Supply Management

Ensures that labor budgets are within established parameters while seeking for cost savings opportunities and efficiencies.

Manage and distribute equipment, supplies, and other materials in a cost effective and efficient manner.

Maintains an organized inventory and is accountable for all equipment, supplies and materials.

Arranges for equipment maintenance and repairs.

Audits team usage for accuracy and quality checks.

Administration, Safety, Training and Other Responsibilities

Ensures accurate timekeeping records on a daily basis and accurately reports weekly payroll.

Manages workflow of service requests for respective locations.

Accurately and promptly generates work orders for extra services.

Maintains safety records, investigates work related and liability incidents, reports incidents according to safety and OSHA regulations, and coordinates and conducts required safety trainings.

Submits change of space forms, section lists and other pertinent location reports.

Adheres to client specific administrative reports, documentation, and other requests.

Qualifications and Competencies:

High School Degree Required; College degree highly desired or equivalent work experience.

Must have 7 years of prior supervisory experience in a facilities maintenance position or similar industry.

Possess strong supervisory skills in the operation and maintenance of facilities management services, low pressure steam boilers, refrigeration/AC, generators, plumbing and electrical systems, blueprint reading, equipment maintenance, cleaning chemicals, infection control procedures, and universal precautions.

Possess knowledge of basic computer skills including but not limited to Microsoft Office 365 Suite, Video Conferencing Platforms, Automated Building Maintenance Systems.

Knowledge and understanding of NYC fire code is required.

Successful experience with managing, motivating, training, and coaching large teams, including supervisors.

Knowledge of and ability to train on safety and OSHA guidelines such as but not limited to Hazard Communication, MSDS records, evacuation planning, Lockout/ Tagout, blood borne pathogen, and Personal Protective Equipment.

Strong relationship building skills, specifically able to build effective relationships with building management, other facility teams, client representatives, CBS staff and management.

Experience with managing in a union environment highly desired as well as experience following union protocol in regard to labor relations and benefits.

Proactively raises opportunities to clients and seeks additional business whenever possible.

Must have attention to detail and a high standard for accuracy.

Self-starter able to work with a high degree of urgency and under pressure to meet deadlines.

Able to work in a fast-paced environment with multiple projects at the same time.

Strong English communication skills both written and verbal.

Able to work in a professional manner at all times and actively contributes to a positive work environment.

Able to work successfully in a team environment and motivate a team to accomplish goals.

Licenses Required:

EPA Universal Refrigeration Certification.
