As a Project Development Senior Associate, you will be responsible for handling the following:

1. Assists in the land acquisition/deal-making stage of the Project Development Process

a. Prepares feasibility studies or project financial runs for evaluation of profitability/financial feasibility of property development (i.e. cash inflows and outflows/disbursements)

b. Coordinates with Legal for preparation of contracts with landowners and other legal consultations

c. Assists in the initial legal and technical due diligence

d. Gathers all documented learnings from all participating members of the project team and updates the project manual for application to future projects

2. Provides inputs in the Project Conceptualization stage of the Project Development Process

a. Prepares project brief components with guidance from the Project Development Officer

b. Reflect different deal structures in financial templates

c. Prepares or updates components of feasibility study with guidance (i.e. financial, marketing, operations)

3. Provides inputs in the Project Planning stage of the Project Development Process

a. Attends, listens in on and monitors Project Technical Group meetings to ensure project design intent is maintained

b. Monitors and updates project costs and revenues (i.e. components of feasibility study/project financial runs)

c. Assists in recommending project budget

d. Actively monitors industry trends and competitors’ movements (i.e. competitive scanning)

4. Participates in the Project Implementation stage of the Project Development Process

a. Coordinates with project consultants

b. Coordinates with various business partners/units and government representatives regarding provision of required project information and the securing and release of permits and licenses

i. Prepare and submit required documents to obtain permits from regulatory groups

ii. Monitors the application of permits for new/current phases of project

c. Helps oversee the preparation of documentation of agreements

d. Drafts and proofreads contracts with guidance

e. Monitors Sales and Marketing activities

f. Assists in monitoring the progress of on-going projects particularly with regard to timetables/schedules, project budgets, costs, disbursements and quality targets through site visits and cost monitoring

g. Oversees property management operations of APMC in the administration or management of community affairs of projects being handled

h. Prepares regular status reports on project being handled

i. Conducts additional research work as needed by project

j. Assists in preparing implementation plans for new project concepts

5. Participates in the After- Sales service, turnover and post-construction concerns of the Project Development Process

6. Represents the team in other external affairs related to the project such as community relations and government relations

Qualifications:

Candidate must possess at least Bachelor's/College Degree in Business Studies/Administration/Management, Marketing or equivalent.

Preferably with 1-2 years of real estate experience or project management experience;

Preferably with land and/or business acquisition experience.

Good oral and written communication skills

Good interpersonal skills to handle a variety of contacts and clients

Computer proficiency (MS Office)

Proficient with numbers and computations

Proficiency in negotiations
