The Regional Service Manager Assitant (RSM) is responsible for the short and long-term maintenance objectives of their portfolio of assets, overseeing a team of Maintenance Managers and ensuring that the physical condition, appearance, and capital needs of the apartment communities are achieved. The RSM must be technically proficient with a hands-on attitude and also possess exceptional leadership and communication skills. The RSM must be willing and able to set a consistent example of leadership skills and demonstrate a professional demeanor. Ability to work well in ambiguous or changing situations. This position will be based in Larksupur and expected travel in the north bay will be required.
What are the responsibilities of a Regional Service Manager?
Personnel Management:
Assist Community Managers (CM), Lead Technicians (LT), and Service Managers (SM) in hiring and retaining exceptional service personnel
Possess the willingness and aptitude to mentor and develop service personnel, leading by example
Hold LT’s and SM's accountable for achieving specific service goals and initiatives that include but are not limited to: efficient scheduling of vacant units, condition of ready units, overall curb appeal, leadership abilities, coaching and counseling skills
Provide ongoing feedback to service team members both coaching them to better performance and informing Regional Manager (RM)/Community Manager when work is not at expected levels
Maintain open communication with RM, CM's and SM's
Ensure the professional appearance of maintenance personnel, operating standards, and protocols are maintained
Review MM weekly reports and provide feedback and direction
Hold monthly MM meetings that are educational, informative, and motivational
Develop bench strength and mentor LT’s and SM's with a keen focus on leadership and communication abilities
Operating Standards:
Coordinate and oversee work by subcontractors
Conduct weekly inspections at each community
In conjunction with the RM, develop consistent maintenance operating standards and procedures
Analyze maintenance and capital replacement costs with a focus on cost savings and economies of scale
Ensure all contract services are bid out annually
Diagnose and perform major maintenance/repairs as needed
Constantly be aware of the condition of physical property throughout the community and immediately collect unsafe conditions (i.e., broken gates leading to pools, broken steps, open holes, broken/burned-out exterior lights).
Report all major repairs and requisitions to the RM and CM prior to any expenditure of funds
Continually review assets for curb appeal, life safety, and asset preservation issues
Ensure MSDS records are maintained; monthly safety meetings are held, and proper safety procedures are followed in the communities
Financial:
Review Maintenance operating expenses with LT’s and SM’s and be aware of the budgets pertaining to each asset
Assist the RM with the preparation of the annual operating budgets
Prepare annual capital budgets in conjunction with RM
Insure property inventory levels are properly maintained

Requirements:
Two - Five (2-5) years of related experience preferably in multi-family management with multi-site responsibility
A proven leadership track record and excellent verbal and written communication skills are required
College or technical degree preferred
HVAC Certificate and CAMT are a plus!
Proven leadership skills and solid communication abilities both verbally and written
