Career Opportunity as a full-time Purchasing Agent / Estimator now available at Raymus Homes.

BASIC FUNCTION: The Purchasing Agent / Estimator is responsible for all aspects of purchasing, including accurate budgets for new starts, cost engineering and reduction of costs where possible, participation in new home plan design, and recruitment of quality and reliable trade contractors and suppliers.

REQUIREMENTS:

Minimum of 2-4 years’ experience in a purchasing role

Minimum of 2-4 years’ experience in the homebuilding industry

Proficient in Microsoft Office Suite Programs, including Microsoft Project

Experience with homebuilding specific purchasing and accounting software (such as MarkSystems) preferred, but not required

Thorough understanding of the homebuilding process

Be self-directed, accurate, and possess strong communication and interpersonal skills

Take initative, follow through, and constrantly look for ways to improve processes

Bachelor’s Degree or vocational certificate preferred, not required

Must have "clean" driving record / be able to be covered by Raymus Homes Auto Insurance Policy

Able to lift and move up to 50 pounds

PRIMARY DUTIES: Duties include, but are not limited to, the items listed below. Additional duties will be performed as assigned to accomplish the required function.

Purchasing:

Negotiate bids and enforce cost-effective contracts on all phases of projects.

Prepare and bid direct budgets and offsite budgets.

Evaluate alternative methods of construction for cost efficiency and quality.

Reduce costs through value engineering of plans and organize meetings with trades to get their recommendations.

Review plans to maximize the perceived value/cost ratio.

Prepare estimates of material and labor. Maintain projected budgets to minimize cost increases, overruns and variances.

Establish standard procedures for estimating and purchasing.

Maintain up-to-date files on Trade Contractors and houses under construction.

Create and maintain scope of work for each trade – coordinate with field and project specifications.

Write and review product specifications. Maintain a working, technical knowledge of the goods or services to be purchased.

Evaluate and monitor contract performance to ensure compliance with contractual obligations and to determine need for changes.

Cost Control:

Assess possibility for back-up contractors in any weak areas, if applicable.

Monitor and control costs on all change orders. Supply accounting with accurate change orders that reflect field changes.

Budget/meeting preparations, including material and labor take-offs.

Update bids and pricing if any changes in market, specification, options, or upgrades.

Recruit, select, train, and manage Trade Contractors and suppliers.

Participate in design and correction of design problems to keep costs in line with the budgets and avoid repetitive mistakes.

Administer a cost variance analysis and reduction program.

Train superintendents on contracts.

Hire Trade Contractors and Suppliers:

On an annual basis, review and update the Trade Contractor Master Contract if needed.

Continuously network to identify quality Trade Contractors and suppliers and build a balanced vendor base for all functions.

Solicit bids from trade contractors and suppliers, negotiate prices and make final decisions regarding selections in conjunction with President of Construction.

Assist trade contractors and suppliers in resolving any problems related to purchase orders on payments.

Continually solicit feedback from construction team members on performance, assist in the resolution of problems and make any necessary changes if issues cannot be resolved.

Maintain relations with Trade Contractors to achieve maximum performance/quality and constant pricing.

Purchase Orders:

Create and maintain purchase orders for all standard plans and options.

Oversee the creation of specific purchase orders which indicate customer modifications and changes in addition to standard features.

Price “special request” options as needed and requested by Director of Sales or Design Center Manager.

Oversee the preparation and distribution of purchase orders for retrofits or non-standard selections or change orders.

Oversee the processing of variance purchase orders (VPO). Prepare VPO report monthly.

Review Trade Contractor insurance requirements form and communicate any changes or noncompliance to trades.

Contracts:

Run master contracts for each Trade Contractor.

Run subcontracts for each tract per Trade Contractor.

Maintain pricing in software system for price increases or decreases.

Misc. Purchasing:

Ensure proper trades and pricing are included within all options for Design Center Manager.

Schedule each lot on software scheduling system.

Train Trade Contractors on software portal.

Ensure all pre-lien, tract maps address lists are loaded to the website for Trade Contractors.

Submit dry utility contracts/applications, as needed.

Work with trades/manufacturers as needed with incentives and rebates.

REPORTS TO: President of Construction, Controller

START DATE: June 2024 (or sooner)
