Project Manager - Commercial Construction - San Diego, California

Job Description:

Creative Builds is seeking a skilled Project Manager specializing in Tenant Improvements and Ground-Up Construction for Federal and Private projects. The successful candidate will adeptly manage projects using ProCore and other relevant systems.

Essential Job Functions & Tasks:

Estimating:

• Interpret plans, generate estimates, and conduct take-offs.

• Evaluate subcontractor quotes and organize estimates using company and Procore formats.

Bidding:

• Collaborate with the Executive Team to secure comprehensive subcontractor coverage for bids.

• Manage the proposal process via ProCore.

Process Submittals:

• Request and review material submittals from subcontractors using Procore or equivalent systems.

• Seek architect approval and distribute approved submittals accordingly.

Track, Distribute, and Log RFIs:

• Manage, distribute, and monitor RFIs using ProCore or equivalent systems.

• Analyze RFIs for potential cost impacts and present solutions to the Project Manager.

Construction Document Processing:

• Efficiently manage construction plans, including ordering, organizing, and distributing via Procore.

• Keep drawings updated and incorporate RFIs into drawings as necessary.

Daily Photo Documentation Schedule Update and Verification:

• Conduct weekly site walks to assess project status and safety.

• Update and distribute the Master project schedule weekly.

3 Week Look Ahead:

• Disseminate the 3-week look-ahead schedule to subcontractors.

• Manage and update Microsoft Project schedules.

Meeting Minutes:

• Document discussions, decisions, and action items in Owner/Client meetings.

• Maintain and distribute meeting minutes and logs via Procore.

Owner Billing:

• Prepare "Pencil" billings for review and approval.

• Coordinate billing with subcontractors and assess Owner billing liabilities via Procore.

Permits:

• Manage, track, and maintain all necessary permits

General Requirements:

• 5-10+ years of Project Manager experience in Federal and Private sectors.

• Proficiency in ProCore, MS Project, Microsoft 360 Suite, and DocuSign.

• Procore experience mandatory; Sage 100 experience advantageous.

• Bachelor’s degree in construction or equivalent experience.

• Strong written and verbal communication skills.

• Detail-oriented with aspirations to grow into a Senior Project Manager or Project Executive role

• Valid California Driver License and clean driving record required.

• Final candidates subject to partake in Duty Test, Drug Screen, Motor Vehicle Report, and Criminal Background Check.
