Salary range: $110,000 - $130,000 base

Role Overview:

As a Project Manager, you'll oversee and drive the successful completion of assigned tenant improvement construction projects, ensuring high quality, client requirements, and financial objectives.

Key responsibilities include:

Prepare estimates for each assigned project, ensuring accuracy and completeness.

Develop project budgets and unit cost reports as necessary to facilitate cost management.

Organize and facilitate pre-construction planning meetings to ensure alignment and clarity.

Negotiate all project subcontracts successfully to achieve mutually beneficial agreements.

Assist in obtaining permits and resolving regulatory requirements as needed to meet project deadlines.

Develop and maintain project schedules, establishing milestones to guide successful project completion.

Foster positive owner relations through effective communication and collaboration.

Plan and execute construction contracts in adherence to project requirements and timelines.

Manage procurement of project materials and equipment within budget constraints and delivery schedules.

Negotiate change orders with owners and subcontractors, managing resulting cost and profit impacts.

Develop and submit monthly client pay requests, ensuring timely billing and collection.

Oversee payment of job costs based on thorough document review and approval procedures.

Coordinate monthly job cost reviews to assess project status and make informed decisions.

Coordinate final closeout procedures for projects, including documentation, permits, and client acceptance.

Ensure completion of all project-related tasks, including punch lists, warranties, and subcontractor closeout.

Prepare and submit letters of substantial completion and recommendations as necessary.

Qualifications:

Bachelor’s degree in construction management, engineering, or related field.

5+ years of experience in interior construction.

Comprehensive understanding of commercial and interior construction processes.

Familiarity with construction laws and regulations, applying them effectively.

Proficiency in interpreting and applying building codes and design requirements.

Ability to read and comprehend blueprints accurately.

Flexibility to travel between job sites and office locations as needed.

Possession of a clean driving record, ensuring safe transportation.

Demonstrated ability to perform duties efficiently, accurately, and safely, with or without reasonable accommodation, and without posing a threat to oneself or others.
