Job Description

The True OYL Sales Partner is responsible for owning his or her franchise business within their market by achieving annual on-your-lot sales (retail and investor), showcase sales, and to-be-built sales. Clients will be procured directly hrough internal sales referrals, and through external referrals by third party Brokers. The True OYL Sales Partner owns the processing of all clients from sale to close. The True OYL Sales Partner drives results in the areas of Sales Process, Realtor Program, Referrals, Franchise Management, and Client Service.

Average annual sales income is $150,000-$300,000+

What you’ll do: Sell new, high-quality homes throughout your territory, while working with and learning from an industry leading sales team.This position supports our On Your Lot division working directly with retail and investor clients.

Responsibilities:

Demonstrates buy-in and alignment with the company’s and sales culture

Pursues and persuades prospects to build a True OYL Home through executing the True Sales Process with each prospect

Demonstrates knowledge of financing programs, pre-qualification, product program, and construction disciplines

Follows up with each prospect continually

Pursues and persuades True’s sales team and realtors to bring qualified prospects to True OYL

Develops relationships and maintains accurate and updated list of targeted offices and brokers

Inspects the OYL Model, OYL Showcase homes, and signage to ensure a retail ready True environment

Demonstrates excellent client service by performing closing tasks accurately and in a timely manner

Attends regional Monday AM sales meetings on rotating basis

Works with OYL Coordinator to support TA's in all aspects of the OYL deal

Schedules Broker Presentations, Broker Impacts, etc.

Assists land broker in identifying new lot opportunities

Assists Sales MP in selling showcase and OYL Uptown, developing and implementing strategies for OYL Investors and OYL Communities funded by Investors

Educates Townhome Investors on OYL process (conceptual site plan, floorplan selection, pricing, site development, etc.)

Owns the Uptown showcase homes and is responsible for appearance, cleanliness, community level marketing, social media, etc.

Assists Sales MP in marketing efforts by developing and distributing showcase flyers, OYL marketing material, maps, process overview, etc.

Assists Sales MP in developing strategy to find new "partners" who own lots or have lots listed for sale (ghost listings)

Performs other duties as needed or required

Results/Accountability:

Achieves monthly and annual unit sales per sales budget

Completes Model and Spec Home inspection report and submits weekly

Qualifications:

High School Diploma or GED required

Bachelor’s degree in a related field preferred

Three or more years of quota bearing Sales experience

Appropriate license or certification as required by the state required

Valid driver’s license, current automobile insurance, and reliable personal transportation for daily local travel required

General Requirements:

Physical Requirements:

Must be able to remain in a stationary position at least 30% of the time

Constantly operates a computer and other office equipment

Ability to move about the community including: model homes, sales center, showcase homes, available lots, office equipment, etc.

Ability to traverse finished and unfinished homes, residential communities, and ungraded lots

Ability to ascend/descend stairs

Working Conditions:

While performing the duties of this position, the associate will function in a professional office environment. This position frequently uses standard office equipment. The associate is regularly driving between communities.
