Summary
The Superintendent I possesses a beginning or limited level of experience as a Superintendent and is responsible for the overall field supervision of a portion of a construction project, both individually and as part of a team of Superintendents, in accordance with company policies, procedures and goals by performing their duties personally.
General Responsibilities
Oversee construction project field activities and supervise subcontractors, suppliers and other field staff to ensure completion of the project on time and on budget
Promote healthy relationships with ownership and consultants
Update Project Manager or Senior Superintendent on the status of the project and performance of subcontractors, suppliers and field staff
Superintendent Responsibilities
Supervise field operations on a construction project in accordance with company policies and contractual obligations
Schedule and direct subcontractors, suppliers and field personnel in the daily sequencing of installation activities on specific portions of a project with multiple Superintendents
On a larger project schedule and direct subcontractors, suppliers and field personnel in the daily sequencing of specific portions of the project at the direction of a Senior Superintendent
Review and understand the project pre-construction planning and documentation
Review the executed general contract agreement to fully understand and comply with all contractual terms and obligations between owner and contractor
Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
Become intimately familiar with all project plans, specifications and project requirements
Direct project mobilization, installation of temporary facilities and on-going site logistics measures
Work with the Project Manager and other Superintendents in the creation, management, updating and reporting of the construction schedule through project completion
Produce and manage of look ahead schedules
Monitor achievement of project schedule milestones and report delays to the Project Manager
Communicate, discuss and resolve jobsite performance issues with the Project Manager
Provide oversight of project RFIs
Produce and maintain detailed daily reports of all jobsite conditions and activities in the PM software system, including exact number of personnel working on the site for each trade, detailed descriptions of each subcontractors’ activities, jobsite weather conditions, inspections, deliveries, injuries, visitors and daily photographs
Attend all weekly project team meetings
Oversee all jobsite weekly subcontractor meetings
Attend all project OAC meetings and oversee reporting on the project schedule updates, look ahead schedules and other jobsite issues
Coordinate with Project Manager on all direct correspondence with the owner and consultants
Lead the project team in the quality assurance and quality control (QA/QC) of all project installations
Schedule and conduct all periodic inspections by building departments, consultants and other jurisdictional agencies
Schedule and conduct all project final inspections
Schedule and conduct project commissioning, training and close-out
Conduct and document regular project safety meetings
Direct and supervise installation and maintenance of all project safety measures
Promote the maintenance of a safe work environment and adherence to all company safety policies in conjunction with the project team and company Safety Coordinator
Supervisory Responsibilities
Mentor and supervise project field staff members
Monitor and manage project field staff workloads to maintain efficient productivity
Support the recruitment and interviewing of potential new field staffing candidates as necessary to ensure achievement of project goals and company objectives
Promote accountability and responsibility of all field staff members in adherence to company policies and procedures
Motivate and coach field staff to continually improve performance and respond to customer needs
Review and monitor the performance of field staff, and conduct periodic performance reviews and develop performance improvement plans as necessary
Promote working relationships with subcontractors and major suppliers
Carry out supervisory responsibilities in accordance with the company’s HR policies and applicable laws
Requirements:
Qualifications
Minimum 5 years of construction experience
High school diploma or equivalent
Detailed knowledge of the building industry
OSHA 30-hour and CPR/First-Aid certifications
Valid CA driver’s license is required
Competency with Microsoft Word, Excel, Outlook, PM Web or other construction project management software
Skills
Read, write and communicate fluently in the English language
Understand and perform basic mathematical functions including equations, fractions, percentages, ratios and fundamental geometry, and apply these concepts as necessary to analyze company-wide situations
Understand construction industry terminology
Read and understand construction drawings and details
Possess excellent communication, organizational, and leadership skills
Possess detail-oriented analytical skills
Possess strong negotiation skills
Ability to use reasoning to logically analyze and solve problems resulting from a variety of situations where only limited standardization exists

Work Environment
Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used
Regularly traverse project sites, including the interior and exterior of buildings, while under construction
Periodically travel to company office
Periodically travel to visit clients, partners, vendors and consultants as required
Travel to other construction job sites on as-needed basis
Travel to meetings at off-site locations as required
The physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions)
Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehicles
This is a full-time exempt management position for which occasional evening and weekend work may be required as job duties may demand
