Under the supervision of the Physical Plant Supervisor; assists in the performance of duties necessary to keep the Physical and Mechanical Plants of SSH in reliable operation and in good repair. Has primary responsibility for accomplishing planned maintenance on typical mechanical plant systems and equipment. Carries a pager and provides direct response to hospital - clinical staff for general maintenance and facilities service requests. During weekend, holiday and evening hours provides primary responsibility for monitoring and service of all physical and mechanical plant equipment/systems and is often the Hospital's first response to critical equipment failures and internal disasters.

Essential Functions

1. Performs Preventative Maintenance (PM) tasks and assignments.

a. Completes all assigned - General Mechanic - PM tasks in a proper and timely manner.

b. Completes proper and timely documenting of all associated tasks, within the Maintenance Management database.

2. Performs and logs daily - established rounds, accomplishing minor mechanical plant corrective maintenance, based on deficiencies noted during rounds and/or per Work Order assignments.

a. Begins each work day promptly at shift start times. Regularly reports to the Supervisor to receive any special assignments and work request prioritization.

b. Completes daily assigned inspection rounds promptly. Rounds responsibility includes making all log entries, generating appropriate work order requests, and performing appropriate corrective actions as needed.

c. Utilizes proper tools and communications equipment to include two-way Radio with phone patch and "Pager". Is responsible for having this equipment on their person, for its proper operation and settings and for its protection against loss or damage.

d. Reviews log book and communicates with coworkers to understand and acknowledge any and all changes to normal work schedule or operations.

3. Has primary responsibility for accomplishing and recording work order requests as assigned by the Supervisor. Corrective type repairs to restore buildings and mechanical plant equipment to its original or normal condition, includes but is not limited to, repairs of minor office equipment such as addressographs, repairs to housekeeping and nursing support equipment, minor plumbing and carpentry, HVAC adjustments, minor electrical work such as replacement of patient area light bulbs, etc..

a. Completes all daily Work Order assignments. Documents same in automated Engineering Services Work Request Database.

b. Exercises good judgment in keeping the Supervisor and Manager, Engineering Services informed of deviations from proper operating conditions or schedules.

c. From own knowledge of field methods, uses proper techniques and materials as required to accomplish work, complies with codes and standards applicable to the work.

d. All Work Order requests are promptly filled out to include all over-time and call-in activity, all proper Cost Centers/Department and Project Numbers, Action Taken and processed in a timely manner.

4. Performs all responsibilities/duties required by the unit.

a. Keeps a clean and orderly condition in the mechanical space. Ensures that supplies or waste from patient floors such as spent filters, pipe insulation and piping are properly disposed of and not stored in area mechanical rooms. Contains and cleans up spills to include proper disposal of waste.

b. Makes repairs to Mechanical Plant buildings and grounds. Working from Work Order Requests, completes all daily corrective maintenance assignments, documents all work in automated Engineering Services Work Request Database.

and, as applicable, on time cards as it relates to cost centers and updates supplies/material requests forms.

5. Must be eligible for overtime status. Is able to work reasonable extended hours to accomplish priority repairs and to fill-in for disaster, vacation or illness coverage.

a. Is usually available for O.T. support during normal extended work situations, project deadline needs and emergency conditions such as weather emergencies. Provides on-call response to emergency problems.

6. Provides for the safety of department employees.

a. Accepts responsibility for ensuring a safe work site as it relates to his/her work and its impact to surrounding areas. This includes working overhead, use of proper safety equipment, securing of tools in patient areas, etc.

7. Performs other duties as assigned.

a. May be needed to assist in maintain the safety and security of SSH facilities during: "CODE RED", "CODE BROWN", "CODE GREEN", "CODE BLUE" and other emergencies. Response to codes is prompt and appropriate.

b. Is the first response to and performs general and corrective maintenance as assigned generally consisting of: Light plumbing and snaking of drains, minor electrical work such as bulb replacement, minor safety checks, limited painting, carpentry.

c. Has the ability to maintain the above equipment and to accept the maintenance responsibilities of the assigned work requests.

d. Performs duties of the department within his/her capabilities as assigned by the Plant Supervisor and the Manager, Engineering Services. Does NOT inter-relate directly with patients. All requests from and to patients for assistance are directed through area nurse staff.Remains clear of other department's areas except in the performance of specified duties

e. Demonstrates the ability to work within set standards when assembling carts and office furniture and installing wall hardware or similar items.

f. Displays the ability to follow written and verbal instructions and is productively engaged throughout the work day.Develops material lists for job orders and purchase requisitions and processes them through proper department procedures.

g. Assists with loading, unloading and proper storage of supplies. May guide contractors and insurance inspection agents, changes and logs medical gas cylinders for Nitrogen, Nitrous Oxide, and ETO tank rooms. This action is nonessential as long as three or more mechanical plant staff are available to perform this function.

h. Uses and properly maintains plant tools and equipment. Operational duties are performed using proper tools and equipment, and records of the necessary data are made on proper forms and in log books. Uses and properly maintains plant tools and equipment.

i. Maintains his/her self current with and able to perform the duties of other General Mechanic positions.Readily accepts changes in assignment and completes by deadline.

j. Assists in limited snow removal and sanding operations. Typically when performing "shift coverage", is expected to assist in limited snow removal and sanding/salting of hospital grounds to maintain a safe environment and assist outside contracted services in removal of snow.

8. (other non-essential duties) Performs all responsibilities/duties required by the unit.

a. Working as a Mechanical Plant "Team", completes assigned "building of the month" work orders requests.

b. As a member of the Mechanical Plant "Team", ensures that assigned monthly work orders for the Mechanical Plant are completed each month.

c. Calculates material needed and develops material lists. Orders appropriately and in a timely manner, calculates quantity of material needed and develops material lists for wall hardware and other similar supplies. Selects stock, tools and supplies.

d. Determines methods and procedures on new assignments and may provide guidance and leadership to "helper" nonexempt personnel, co-workers and other department personnel as well as contractors and suppliers.

e. Exercises judgment with generally defined practices and policies in selecting methods and techniques to obtain solutions.

f. Must be able to comprehend a mid-range of technical subjects and have the facility to communicate with co-workers and other department personnel as well as contractors and suppliers.

g. Exercises good judgment in keeping the Mechanical Plant Supervisor informed of any deviations from proper operating conditions. Provides guidance to other nonexempt positions.
