POSITION: Maintenance Technician (Full-Time, Non-Exempt)

DIRECT REPORT: Director of Property Management

SUMMARY

The Maintenance Technician is primarily responsible for caring, maintaining, and improving the value of the portfolio while enhancing the living experience for residents and the community. This is fulfilled by ensuring that all resident maintenance issues are resolved in a timely, effective, and professional manner.

RESPONSIBILITIES (Including but not limited to)

Responds to maintenance requests and work orders in a timely manner with a positive attitude. Requests include after-hours on-call requests. Participates in the on-call rotation with the rest of the Maintenance Team.

Maintains the facility and grounds based on portfolio objectives and standards.

Performs custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, snow removal, etc.

Performs a variety of maintenance duties, to include pest control, appliance maintenance, carpentry, and electrical.

Follows practices for the safe operation, maintenance, and repair of all facility equipment, including compliance with health, safety and OSHA programs, policies, procedures, reports.

Aids with the inspection of common areas and resident apartments to ensure appropriate maintenance and standards are achieved and sustained.

Follows health department, city, state, and federal procedures, practices and recordkeeping requirements.

Works with vendors and specialists

Keeps storage areas, tools, and equipment secure at all times.

Partakes in additional training as required.

Any other duty and or task deemed fit by management

QUALIFICATIONS

3-5 years of relevant maintenance experience, preferably in residential property management or hospitality, retail, commercial property management or related field.

High school diploma or GED equivalent preferred

Must have excellent customer service skills and attention to detail

Knowledge of safety standards

Basic domestic electrical, carpentry and HVAC skills

Must be able to work evenings and weekends and be available for on-call emergencies

Communication skills to relay issues to property managers

Positive attitude, enthusiasm, and energy

Ability to work independently

PHYSICAL CAPABILITIES

Capable of lifting, bending, stooping, pushing & pulling heavy loads

Must be able to lift and/or carry up to 75 pounds

Must be able to perform repetitive motion for an extensive amount of time

Ability to stand for long periods of time (full shift 8-12 hour)

REQUIREMENTS

Needs a reliable form of transportation

Valid Driver's license

COMPENSATION: Hourly Rate, plus Benefits

The employee must be able to push, pull, lift, carry, or maneuver weights of minimum seventy-five (75) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Rare or regular local travel may be required to assist properties as needed, attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
