Position Overview: The General Manager will work closely with the Resident Manager on training, supervising, hiring, and firing (with board approval) property staff, creating and managing staff job descriptions, work schedules, and performance expectations. They will work aggressively to enhance front and back staff performance to a hospitality service level. They will represent the Cooperative in all Union and personnel-related matters.

The General Manager will oversee the schedules and performance of front-of-the-house building staff, along with the Resident Manager. This supervision will include the implementation of specific work tasks and schedules for every staff member; regularly scheduled full staff meetings; and formal annual reviews of individual staff member performance with the objective being to provide unparalleled service to residents. They are also responsible for ensuring a superior appearance of the overall building, including the front-of-the house building staff.

The General Manager must follow up with the Resident Manager regarding all completed work orders and weekly payroll signoffs. The General Manager will work with the Resident Manager on establishing and maintaining an accurate supply inventory tracking system for the cooperative.

Responsibilities include, but not limited to:

Administrative Duties:

The General Manager is required to attend all Board Meetings, Committee Meetings, Annual Meetings and Special Meetings, and in some cases, may serve as the moderator of those meetings.

They will prepare for and attend regular and special Board meetings, including the provision of monthly management reports and meeting minutes; promulgation of timely notice for, and attendance at, annual and special meetings of Cooperative; and promulgation of all communications as directed. The General Manager, along with the Assistant General Manager, will help to keep an updated action list of all pending items.

The General Manager shall be responsible for the handling of all correspondence, proposals, contract administration/negotiation and compliance relative to Vendors, Shareholder, Professionals, and all other business-related associates. In addition, the General Manager shall be available to attend, when necessary, all court appearances, hearings, employee arbitrations, and NYC code enforcement hearings on behalf of the Cooperative.

The General Manager must achieve mastery of, and advance the use of, Building Link. This includes increased communications with shareholders/residents via Building Link by maintaining the building resident directory, posting notifications, automatic email notifications, and increased tracking operations, such as maintenance and work orders, package tracking, visitor permissions, amenity reservations and maintaining a library of building documents and notifications.

With the assistance of the Assistant General Manager, the General Manager is responsible for supervising and coordinating with Shareholders and/or Vendors the schedule and inspection of necessary repairs within apartments, as well as moves and deliveries. Also, the General Manager may join the Resident Manager in a thorough review of apartment alterations submitted by Shareholders and monitor the progress on a regular basis.

The General Manager shall work with the AKAM Managing Director and Compliance Department on all annual filings and procurements related to tax certiorari proceedings, insurance renewals, insurance risk assessment reviews, property registration and compliance filings, window guards, fire safety, elevator inspections, boiler inspection and tax abatements. They will work with all interested and related parties to regularly update for building emergency preparedness.

The General Manager will always carry a “smart phone” or other cell phone capable of receiving telephone and e-mail transmissions; and will be always accessible via cell phone and physically available to respond immediately to emergency situations.

The General Manager will develop relations with neighboring property owners and community associations/organization to stay abreast of neighborhood ongoing. The General Manager will work to represent the interests of the Cooperative at community events.

At all times, the General Manager will represent AKAM and the Cooperative in the most positive and professional manner, including but not limited to being always attired and groomed professionally, being knowledgeable about AKAM internal functions, and keeping abreast of current industry developments.

Landscaping/Grounds

The General Manager will oversee the Resident Manager in his supervision of the landscaping services. The General Manager will regularly walk the grounds and make suggestions for improvements. The General Manager will work with the Resident Manager on the assigned tasks to the building employees regarding the grounds, trees, and plantings.

Amenities

The General Manager will oversee the amenities management company, and will oversee the maintenance of the gym, pool, and other amenity facilities. The General Manager will work with outside vendors to offer recommendations to replace and upgrade gym equipment to ensure the facility offers residents access to equipment comparable with high-end fitness centers. The General Manager will oversee the residents’ use of the facility.

The General Manager will ensure that the appearance of the Gym, Pool and Lounge facilities meet the expected standards vis a vis cleanliness, Repairs & Maintenance, supplying of towels and gym-related sundries, etc. The General Manager will ensure that residents, guests, and tradespersons abide by the rules of use of the Gym and Lounge in an effective and respectful manner. The General Manager will endeavor to generally promote the “brand” of the community and work to improve the experience all residents have upon entering the space.

Qualifications:

Bachelor’s degree in any business-related field is preferred

Minimum of 8 years’ experience in New York City residential condominium and cooperative property management, on-site experience is preferred

Knowledge and experience with financial accounting in residential real estate, financial reporting and budgeting

Hands-on experience with capital improvement construction projects; ability to plan, organize and coordinate multiple projects, ability to read and understand construction specifications and blueprints

Strong verbal and written communications skills

Proficient with MS Office Suite programs; specifically, Outlook, Excel, Word
