We are seeking a highly motivated and experienced Construction Owner's Representative to join our team. In this critical role, you will be the owner's trusted advisor throughout all phases of the construction and/or renovation process, ensuring our projects are completed on time, on budget, and to the highest quality standards.

Primary Job Responsibilities

Partner with the project manager to define project goals, budget, and schedule.

Collaborate with architects, engineers, and contractors to develop and implement a comprehensive project plan.

Manage and review project documents, including contracts, drawings, specifications, bids, and schedules.

Conduct regular site inspections to monitor construction progress, quality of work, and adherence to safety protocols.

Identify and mitigate potential risks and issues that may arise during construction.

Manage construction hard cost budget and track all expenditures.

Review proposed change orders for validity, provide commentary and request corrections.

Review contractor's proposed schedule changes, provide commentary, and track for liquidated damages.

Review RFI's, submittals, and plan changes such as PR's and CCD's. Ensure contractor and designers are providing thorough detail and efficient responses, and that files are being sent to appropriate parties. Advise project manager of items that may incur additional cost or schedule changes prior to implementing work.

Monitor the contractor's deferred permit submittals and notify project developer of potential delays or issues.

Assist project manager with procuring insurance, insurance claims, and reviewing OCIP credits.

Assist project manager with ensuring all project permits are procured.

Facilitate communication and collaboration between all project stakeholders.

Prepare and deliver project status reports to the project manager.

Review test reports and ensure they're in compliance.

Assist project manager with disputes or claims that may arise.

Ensure all lien releases are completed with progress and final payments.

Oversee project closeout procedures, including final inspections, punch list completion, and warranty documentation.

Coordinate post-closeout warranty walks. Assist property management team with resolving warranty issues.

Qualifications:

Bachelor's in Construction Management, Engineering, or a related field (preferred).

Minimum of 7 years of experience in construction project management or a related field.

Proven experience working as a Construction Project Manager, Superintendent, Owner's Representative, or in a similar role.

Strong understanding of construction documents, contracts, specifications, schedules, and pricing.

Excellent communication, interpersonal, and negotiation skills.

Proficient in construction management software and tools (e.g., Excel, BlueBeam Adobe, MS Project).

A keen eye for detail and a commitment to quality.

Excellent analytical and problem-solving skills.

The ability to work independently and as part of a team.

25% travel is expected for this position.

Salary: $125k annually DOE

Actual compensation offered to candidate will be finalized at offer and may be above or below the posted range due to skill level, experience, industry specific knowledge, education/certifications, or geographic location.

Specific Job Requirements:

Reports to: Chief Development Officer

Work Hours: 9:00 a.m. to 5:00 p.m. Monday through Friday.

Equipment Used: Computer, telephone, and other business-related equipment.

Relationships to be developed and maintained: Employees, project managers, owners, contractors, investors, third party vendors.
