Job Summary (2-3 sentences describing job purpose): Repairs and maintains the heating, cooling and ventilation systems throughout the district focusing on variable refrigerant flow/volume.

Department Name: Facility and Grounds Maintenance

Primary Job Duties/Responsibilities: List, in the order of importance or time spent, the essential duties/tasks performed by the position. This is not an exhaustive list and employees may be assigned additional duties by management as required. Regular and reliable attendance is an expectation of the job.

Job Duty/Resp. 1:

Ability to diagnose and troubleshoot VRF system breakdowns, compressor replacement and recording operational parameters using a computer or maintenance tool. Fully conversed with refrigeration system operations and fault findings. Familiarity with Daikin, Mitsubishi, Sanyo and LG VRF systems.

Job Duty/Resp. 2:

Performs work associated with work orders, able to work independently, read / interpret blue prints and schematics, inspects work and keeps all necessary records to ensure quality HVAC work and meet the EPA requirements on Freon, refrigerant, and CFC’s.

Maintains and orders supplies as needed to ensure necessary supplies are consistently available for routine operation, keeps accurate records and reports on work progress to ensure cost efficient department operations.

Job Duty/Resp. 4:

Establishes and maintains working relationships with others; organizes and prioritizes work effectively.

Job Duty/Resp. 5:

Works cooperatively with other personnel, communicates effectively with maintenance personnel, and has working knowledge of the methods, materials and equipment used in the HVAC building maintenance fields

Job Duty/Resp. 6:

Communicates with building customers on status of repairs.

Job Duty/Resp. 7:

Knowledge of computer operations

Education and Experience Requirements

Education (training/degree): Required minimum: High School Diploma or GED. Preferred: Vocational School Training and Certification in one VRF System (Daikin, Mitsubishi, Sanyo or LG)

Licenses, Certifications or Registrations Required: 3 to 5 years’ applicable experience in heating, air-conditioning, and ventilation systems. A combination of HVAC training and experience equivalent to five years can be substituted for five years of experience. Applicable experience should include knowledge of variable refrigerant flow (VRF). Knowledge of building codes; the proper use of tools and equipment, and EPA requirements for handling refrigerant is required.

Experience: Universal EPA License required. Current TN Driver’s License.

Kronos Set Up Data:

Meal Deduction – Most Bransford office and district level employee have a meal deduction. They are scheduled 8.5 hours per day and get an hour lunch. Itinerants and retirees get a 30 minute lunch period and therefore do not have a meal deduction. All school based employees will not have a meal deduction. No Meal Deduction

Travel – Itinerant non-exempt employees who travel will be using the time clock differently than others and are paid for travel time between work locations. Itinerant Employee that travels daily from location to location

Compensatory Time vs. Overtime (Support Non-Exempt Employees only) – Does this department have overtime budgeted, i.e. Maintenance, Transportation, Food Service. If not, employees accrue comp time only. Department can pay overtime when earned

Restrictions – Should employee be restricted to punch in and out within 7 minutes of their schedule start and end times? No, Do not restrict punches

Employee Type – Clock, phone, supervisor, etc. Time Clock

Timekeeper – Is the employee a timekeeper? No

Physical Demands:

Level 7: Requires medium to heavy work involving exerting up to 80 pounds of force on a frequent basis and exceptional dexterity and skill in operating machinery, tools, and equipment.

Level 7: The position is exposed to extreme heat/cold, wet or humid conditions, bright/dim lights, dust or pollen, intense noise levels, vibration, moving mechanical parts, heights, traffic, and animals/wildlife.
