JOB SUMMARY

The Facilities Maintenance Technician plays a crucial role in ensuring the efficiency, safety, and functionality of our facilities. They are responsible for diagnosing, repairing, and performing preventative maintenance on buildings and equipment, as well as coordinating with contractors/vendors for specialized services. This role requires a keen attention to detail, excellent communication skills, and a commitment to providing outstanding customer service.

DUTIES & RESPONSIBIILTIES

Conducts routine physical inspections of facility and grounds noting anything in need of repair, maintenance, upgrade, and proactively keeps the facility in a safe working condition.

Utilizes work order tracking system (CMMS), Upkeep, and ensures work orders are updated and completed consistently and accurately.

Prioritizes work orders and promptly handles urgent requests.

Performs minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliance, cords., etc.) using appropriate hand, power, and specialty tools.

Performs basic plumbing tasks, which includes unclogging drains as well as fixing leaking faucets and toilets.

Performs minor painting, carpentry, equipment repair, and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains and varnishes, hanging doors, fitting locks and handles, etc.)

Acts as point of contact for facility-related vendors and contractors on site, guiding or directing their work.

Provides oversight of central supplies, ensuring supplies are stocked and space is clean and well-organized.

Takes inventory of maintenance supplies, tools, equipment, and orders if supplies are low or depleted.

Ensures that all tools and maintenance equipment are in good working order.

Receives packages and stores in designated areas.

Keeps work areas and facilities shops clean and orderly.

Transports items between facilities, as needed.

Manages finances and bookkeeping tasks. Records and reconciles credit card charges using Microsoft Excel.

Performs some custodial work to supplement commercial cleaning company.

Performs landscaping duties to supplement commercial landscaping company.

Provides custodial and some landscaping services at New York Ave location.

Assists with snow removal.

Assists with routine vehicle maintenance and driving vehicles to/from repair shops.

Promptly reports safety or sanitary issues to the Director of Facilities.

Complies with all applicable safety rules and procedures; uses approved cleaning products and equipment.

Responds to email, text, and phone communications on a daily basis, ensuring timeliness.

Occasionally participates in weekend rotation of emergency on-call duties with facilities team colleagues.

Performs other related duties and special projects as assigned.

QUALIFICATIONS & REQUIREMENTS

Knowledge of and ability to perform routine building maintenance services.

Excellent interpersonal skills with a customer service orientation. Ability to communicate effectively, courteously, and professionally with a variety of individuals representing the public, board members, volunteers, donors, and employees.

Computer literacy with proficient use of programs including Microsoft Office programs, email, internet, and work order maintenance software.

Demonstrated ability to work effectively, both independently and in a team environment, in an atmosphere of multiple projects, shifting priorities, and deadline pressures.

Possess and maintain a valid driver’s license with good driving record.

Willingness and ability to safely operate organizational vehicles as required.

Available to respond to emergencies and projects that may require night, early morning, and weekend work.

PHYSICAL REQUIREMENTS & WORK ENVIRONMENT

Ability to lift 50 pounds unassisted regularly, 50+ pounds assisted.

Regularly moves about the facility to coordinate work.

Ability to be comfortable working around cats, dogs, small animals, reptiles, fish and wildlife.

Ability to perform strenuous physical activity daily, including but not limited to: lifting and carrying, reaching, stooping, squatting, standing, and bending.

Ability to safely climb ladders, access building rooftops via hatches, kneel, sit, crawl, reach above shoulders, stoop, bend, twist and crouch as required.

Ability to safely manage exposure to chemicals, dust, dirt, water, stacked material, varied temperatures, and electrical equipment.

Due to nature of shelter work, may be exposed to deceased, fractious, or aggressive animals; hostile or irate persons; zoonotic or other diseases; unpleasant noises, odors, or sights; and extreme temperatures.

EDUCATION & EXPERIENCE

Minimum 2 years of facilities maintenance experience.

Certification in HVAC, Electrical, or Plumbing, Construction preferred.
