GENERAL RESPONSIBILITIES:

The Project Executive (PE) is to develop project plans for construction projects to a sufficient level of detail to allow for the satisfactory delivery of projects. The PE is responsible for the overall success of the project both in the eyes of the customer and expectations of THS National. This is achieved by delivering on time, on budget all while creating an exceptional customer experience. Additionally, the PE is to participate in the estimation of new projects and/or estimation of change order cost for projects the PE is running.

ESSENTIAL JOB FUNCTIONS:

Demonstrated success in managing multiple renovation projects with extensive construction

Ability to develop scopes; prepare specifications; estimate accurately and efficiently and be familiar with the challenges of renovating occupied multi-family properties.

Supervise staff; responsible in assisting with project management, supervision and administrative support to the construction program.

Manage all project documentation and work with the field personnel that have been assigned to help deliver the projects that the PE is responsible for.

Must successfully participate in the project initiation process, create and manage the production schedule, document the project budget and buyout details, review and manage the subcontractor and supplier payables, communicate project status to the project team and customer.

Effectively manage the change order process, identify project slippage for review and escalation and participate in the project closeout process

Prepare project needs assessments and budgets as necessary to provide construction support to assetmanaged properties.

Oversee and direct construction for renovations, remodeling, and retrofitting projects for multi-family apartment complexes.

Successfully manage projects that are complex and/or politically sensitive.

Act as a technical resource for the department and third-party management firms.

Lead in all areas of project development and design; demonstrating extensive technical knowledge, experience, and judgment to plan and accomplish goals

Work directly with Architects, Engineers and local municipalities to navigate through the permit and inspection processes as required by local and state governments.

Provides technical assistance to department staff on project designs, scopes of work, and construction schedule compliance;

Develops individual scopes of work for capital projects based on reviews of comprehensive needs assessment data, meetings with project site staff, and site visits for inspection of potential capital work.

Engages in problem-solving with project management teams that are running other projects within the branch that the PE is not directly responsible for

Development and continual improvement of trade and vendor base.

Skills and Qualifications:

Strong communication skills; thorough and attention to details; must be able to prioritize and multitask; proactive and deadline oriented. Ability to read and understand blueprints, estimates, operation reports, budgets, safety rules, operating/maintenance instructions, and procedure manuals. Ability to interact effectively with customers, vendors, subcontractors and employees at all levels of the organization.

License or Certifications:

Valid Driver's License

OSHA-10 (preferred)

Supervision: This position is under the direct supervision of the Regional Development Manager/ Regional Account Manager/Operations Manager, depending on location.
