Rockville, Maryland Position Summary : Repair and maintenance of physical plant, building and grounds in accordance with established Victory Housing, Inc.

policies/procedures, local, state and federal guidelines and always in a safe manner.

Responsibilities : * Ensure that the attainment of Victory Housing, Inc.

Mission Statement takes precedence over all decisions and actions.

* Be On Call for all building emergencies.

* Work scheduled hours (8:30 - 5:00). Overtime must be approved in advance.

* Complete and document all inspection sheets and work orders (both paper and electronically) to assure all HVAC equipment, pumps, refrigeration, hot water heaters and boilers, life safety systems, irrigation system and all other facility equipment and systems are maintained and inspected monthly.

* Ensure that the building and grounds are always "Show" Ready.

All light bulbs are to match; paint to be correct color and type per finish schedule; flooring clean and unstained… * Supervise and assist all vendors who perform maintenance functions in the Community or on the grounds.

* Review all vendor contract needs with executive director and make recommendations.

* Exclusively utilize approved Victory Housing vendors with the authorization of the executive director as needed.

* Inspect fire extinguishers monthly and document the inspections on the attached tags.

Remove and replace extinguishers that do not pass inspection.

* Ensure all fire inspections are completed; i.e.

sprinklers, extinguishers, exhaust hood, alarm and detection are performed by vendor under contract.

* Complete Monthly Inspection of phones, pendants, smoke detectors and door lights, as appropriate.

* Test emergency generator monthly.

* Maintain water temperature log for resident units.

Monthly temperatures are to be taken and documented per policy and procedures.

* Inspect irrigation system prior to use in the spring and assure that it is drained in the fall prior to the first freeze.

Oversee contract with irrigation company.

* Perform general maintenance to include, but not limited to, plumbing, painting, carpentry and electrical repair.

All common areas and resident suites are to be maintained in accordance with policies and procedures.

* Turn Vacated Units within 48 hours to include, but not limited to, painting, carpet/floor cleaning, electrical and plumbing upgrades.

* Conduct Monthly Resident Unit Inspections, make required repairs and complete inspection report.

* Maintain PTAC Inventory Sheet * Maintain Equipment and Supply Inventory * Clean all vents monthly.

* Assure gutters and roof are clean and free of debris.

* In coordination with the food services manager, provide preventative maintenance on ice machine, dishwasher and steamer.

All vents need to be cleaned monthly.

Painting, routine calking, grout repair etc.

is on ongoing responsibility.

Refer to policies and procedures.

* Perform all other duties as assigned.

Requirements: Must be current on all vaccinations including COVID- 19 and receive CDC recommended booster doses.
