ESSENTIAL JOB FUNCTIONS: Works under the general supervision of the Manager - Operation of City Hall in the General Services Division.

Operates and maintains all heating and cooling equipment in city facilities which includes the repair and replacement of pumps, valves, motors and any other building equipment; maintains repairs on all HVAC equipment; makes maintenance and emergency calls; responsible for the smooth operation of the building and equipment.

Provides guidance to night watchmen and janitorial personnel.

Responds to emergency calls in the City Hall building.

Acts as liaison between janitorial services and the building engineer.

Maintains chemical system for water treatment.

Monitors dry valve systems at other city facilities.

OTHER FUNCTIONS: I.

Oversees the garage parking during off shifts or special events.

Performs additional functions (essential or otherwise) which may be assigned.

TYPICAL PHYSICAL DEMANDS: Requires the use of equipment, such as folding ladders and/or straight ladders; lifting valves, pumps and other mechanical equipment; ability to close large valves; works over, under and around mechanical equipment and piping in order to perform general maintenance; operates boilers, chillers, fans, pneumatic control valves, motors and other building equipment.

TYPICAL WORKING CONDITIONS: Work is performed throughout the City Hall facility under normal maintenance conditions; involves contact with different staff levels.

MINIMUM QUALIFICATIONS: Three (3)years' experience operating and maintaining electrical and/or boilers of 150 H.

Must possess and maintain a valid First-Class Steam & Refrigeration Operator's license as a condition of continued employment.

Some background in building maintenance preferred.

SPECIAL REQUIREMENTS: Must be able to work rotating shifts.
