Strive to achieve a forty percent closing ratio.
Assist in the daily inspection and opening of models and show units. Check for readiness to show. Models and show units should be immaculate inside and outside. All lights should be turned on, blinds halfway open and the heat or A/C on at a comfortable temperature. Any problems should be reported immediately to the Property Manager.
Greet prospective residents and guests. Qualify and record prospective resident information on the guest card. Present the community amenities, model apartment and a show unit (if available) that meets prospects’ needs.
Keep all Prospective Resident Guest Cards in an accessible card keeper. Organize and file guest cards each month in the year.
Send each prospective resident a handwritten thank you card. The card should be sent within twenty-four hours.
Conduct daily follow-up calls to prospective residents. The first follow-up call should be made within two days of the first visit and then every two weeks thereafter.
Lease available apartments and pre-lease upcoming vacancies.
Telephone shop and physically shop area competition as directed by Property Manager.
Assist in the implementation of promotions and outside marketing.
Assist the Property Manager with lease renewal notifications.
Accurate preparation and explanation of all leasing paperwork:
Qualifications:
EDUCATION and/or EXPERIENCE
Bachelor’s degree or equivalent experience
At least 1 year of Leasing Experience
Working knowledge of Low-Income Housing Tax Credits
Proficiency in Microsoft Office - including Word, Excel, Access, and Outlook
