The job of the Leasing Director for GrayCo Properties is broadly different from that of most companies. At GrayCo, the role of our leasing teams is key to the success of our company. This is a powerful position and one GrayCo strongly supports with training, operational guidelines, rewards, and incentives.

QUALIFICATIONS

Education: High School Diploma. However, the position requires the ability to read and write English fluently, and the ability to accurately perform basic intermediate mathematical functions.

Experience: Demonstrated ability in sales and customer service. Minimal 2 years work history.

ESSENTIAL JOB FUNCTIONS

Attendance: The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the prospective traffic, individuals must be able to work their scheduled hours consistently and, if necessary, overtime hours when approved. Work schedules of a Leasing Director vary, and you are required to work weekends.

Required Duties:

Lease apartments, aggressively market, and sell the products and services of the property. Develop, refine, and effectively implement excellent telephone and personal sales skills. Specifically, to respond to site visits and telephone calls, intranet marketing, conduct site tours, effectively sell to prospects, and lease apartments. Work to optimize occupancy. Site tours include, but are not limited to, showing and transporting the prospect around the property to show the prospect all property amenities, model apartments, and available apartments.

Social Media – be able to network with Social Media outlets daily to maximize prospective traffic generation.

Work with the Property Manager to develop and implement sales and outreach marketing strategies. Increase property traffic levels, maintain closing ratios and work to achieve and exceed marketplace occupancy percentages.

Maintain thorough product knowledge of own property and that of major competition through site visits/tours and telephone surveys.

Prepare all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are properly completed prior to resident move-in.

Work with the property manager to establish 1-2 mini model/supermarket readies that are chosen by the Leasing Director and are toured daily to ensure "freshness".

Maintain prospect, traffic, and leasing data, and assist with other computer data entry as necessary.

Deliver resident gifts, inspect units on move-in day to ensure units are ready, and assist with planning and hosting of resident functions.

All team members help to ensure our curb appeal and marketability are at an optimum.

Clearly and effectively communicate with residents, associates, owners, vendors, and supervisors in written and verbal form.

Adhere to the company's safety programs, policies, and procedures. Promote safe work practices among on-site staff.

Participate in company training classes.

Follow the lease renewal program. Maximize resident renewals.

Understand computer functions and maintain accurate data files. Follow company computer policies and procedures.

NON-ESSENTIAL FUNCTIONS

Help organize resident functions including parties and newsletters.

Transport funds to the bank, as required by Company policy.

All other duties assigned by supervisor.
