We are the sole contractor for the Nation's largest self-storage builder and are currently hiring for a Project Manager in New York City. This position will require working at the job site 4 days a week in Manhattan and 1 day a week at our New Providence, NJ office. This position requires a minimum of 3 years using Procore Construction Software. Do not apply if you do not have it!

POSITION SUMMARY:

The Project Manager is solely responsible for the financial success of each project. They are required to establish and maintain a profitable project with full financial transparency. Project Managers provide overall management for pre-construction activities and work with the Superintendent to ensure successful project completion. Ensure client satisfaction is maintained. Make decisions and recommendations which can greatly impact corporate relationship with client and profitability of projects which he/she manages. Acts without close supervision. Requires proven experience and judgment required.

MAJOR RESPONSIBILITIES:

· Develop and strengthen client relations.

· Accurately estimates projects from conceptual through construction documents.

· Help grow the East Coast market.

· Responsible for overall bidding activities on projects.

· Provide initial schedule for estimating and bidding purpose. Assist Superintendent with detailed construction scheduling as necessary.

· Negotiate, award, write and enforce contracts.

· Review with Superintendent(s) project costs to ensure project is kept within budget.

· Ensure compliance with bond and insurance requirements.

· Maintain Subcontractor relations. Assist with conflict resolution.

· Coordinate office departments support as required for project needs.

· Coordinate all close-out activities on a timely basis.

· Perform additional assignments per clients or managements direction.

· Responsible for overall buyout and the creation of contracts on projects.

· Provide initial schedule for estimating and bidding purpose.

· Assist Superintendent with detailed construction scheduling as necessary.

· Negotiate, write, award, and enforce subcontracts. Manage the daily project activities.

· Submit monthly project reporting to upper management.

· Maintain, manage, update the project budget.

· Review with Superintendent project costs to ensure project is kept within budget.

· Ensure compliance with bond and insurance requirements.

· Maintain Subcontractor relations.

· Assist with conflict resolution.

· Ensure subcontractors are paid in a timely fashion, within 10 days of owner payments.

POSITION REQUIREMENTS:

· Four year construction-related degree or equivalent.

· A minimum of 3 or more years using Procore Construction Management software.

· Extensive (8+ years) experience/knowledge of construction, design, finance and management required.

· Knowledge of MS Project and Bluebeam software.

· Must be able to apply innovative and effective management techniques to maximize employee performance.

· Thorough understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities.

· Superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential.

· CPR/First Aid/AED Certification.

· OSHA 10 or 30 Certification.Company Description
