Retail Maintenance Technician
Summary
The primary goal is to maintain and provide high quality service to commercial customers, tenants and property managers. Including all common areas of the properties and make necessary repairs or advise management of services needed to ensure and maintain working order and cleanliness of the allocated property at all times.
Key Areas of Responsibility
Inspection of mechanical equipment.
Maintain log operating conditions of equipment.
Prioritize and complete assigned work orders.
Coordinate work activities of contractors and assist them with isolation of building systems as necessary.
Monitor contractors for proper workmanship and report any deficiencies.
Maintain the buildings mechanical equipment via preventative maintenance program.
Coordination with property manager on maintenance issues, work orders and tenant relationships.
Communication with Property Manager and Retail maintenance lead on property needs, tenant requests and updates on assignments.
Provide access to building as necessary for Leasing, Construction, Tenants and property managers.
Coordinate and Monitor contractors on-site to ensure completion of contracted work, inspect completed work.
Team support and coverage as needed for maintenance and day porter activities
Education, Experience and Skills Required
Must have a minimum of 1 year general maintenance and operations experience with basic understanding of electrical systems, plumbing, roofing systems and pipefitting, and landscaping and interior maintenance and repairs as applies to retail property.
Knowledge of general building maintenance and repair including but not limited to, doors & locks, lighting, and carpentry.
Ability to read and understand blueprints and control diagrams.
Must have ability to diagnose building systems issues.
Experience using standard office computing systems including Word, Excel and Outlook.
Great written and oral communication skills.
Must have valid driver license with excellent driving record
Ability to work independently and request help if needed.
Physical Demand Requirements
Must be able to lift a minimum of 50 pounds.
Must be able to climb ladders.
Ability to safely install and operate rigging and lifting devices
Other Requirements (day to day assignments)
Day to day general maintenance of the common areas of shopping center including but not limited to: Trash removal and pick-up and disposal of misc. debris; window cleaning; power washing; painting and parking lot; landscaping needs and hard surface R&M.
Day; Weekly; Quarterly and Annual Inspections as assigned by Property Manager of Roof Systems including but not limited to; Tenant Spaces; Vacant Spaces; General Structural Inspections; Irrigation system Inspection; parking lot lighting and signage inspection; Landscape Utility inspection (Plumbing; Electrical and Gas). Inspect and report damage or non-compliance of issues address or contract for needed repairs within budget and approval guidelines for the center.
Daily Liability and Safety inspections of the center’s general common areas to address trip & fall and other related hazards.
May require availability to be on-call on weekends, as well as require availability to work after hours for scheduled/emergency maintenance function
