LEVEL OF AUTHORITY: Supervision of assigned AssociaOnCall department staff.

WORK ENVIRONMENT: * 30% office and 70% outdoors in all weather conditions.

May involve potential exposure to hazards including chemicals.

* Environment changes from location to location depending on weather, building type and required exposures.

ESSENTIAL JOB FUNCTIONS * Maintain and develop existing and potential clients through agreed upon retention and marketing procedures.

* Monitor and report on market and competition activities and provide relevant reports and information.

* Manage business portfolio/territory according using strategies to ensure client retention within established metrics.

* Respond to and follow up on potential client inquiries using appropriate methods.

Support with statistical reports.

* Communicate and negotiate with support from Director internally and externally using agreed upon methods to facilitate the development of profitable business and sustainable relationships.

* Provide backup coverage for the AOC Service Coordinator in absence or as needed.

* Contributor of strategies, marketing reports and technical development of direct reports.

* Develop, communicate, and implement essential standard operating procedures and emergency plans in conjunction with the AOC management team.

* Use appropriate materials and equipment to complete assigned work according to specifications, instructions, and established procedures.

* Proficiently operate all assigned equipment and vehicles to perform any operation within the capacity of the machine as necessary to accomplish required work.

* Manage projects for the construction division including insurance claims, capital improvements and renovation projects.

* Bidding & estimating which entails creation of job specifications, prepare and obtain proposals, recommend repairs and generate work to build department.

* Oversee field service techs to ensure quality, efficiency & service level.

* Inspect property liability issues and make recommendations.

* Coach field service technicians to enhance skills / job performance.

* Keep field service personnel schedules up to date.

* Order supplies as necessary.

* Make recommendations to upper management for any additional equipment/capital expenditures.

* Perform work in accordance with sound safety practices.

* As required, coordinate work activities with other departments, for example, to share information and equipment.

* Participate in company meetings with managers for sales, feedback and recommendations.

* Perform sales presentations to managers / board members and attend new client proposal meetings as needed.

* Provide managers with a knowledgeable resource as well as perform necessary manager training classes.

* Ensure employees are trained and ready to perform their assigned duties including on the job detailed training for new employees.

* Take initiative to act without need for prompting.

Recognize and address problems quickly and decisively.

* Conduct performance reviews of all direct reports annually.

* Execute and uphold the responsibilities of a Maintenance Supervisor according to lawful industry standards and ethical behavior as referenced in corporate policies and procedures.

* Must have experience in service and customer service management.

* Must have knowledge of estimating, scope creation and proposal composition.

* Must have working familiarity with assigned maintenance equipment, construction and repair methods, materials, tools, and procedures, including a basic general knowledge of electricity, plumbing, carpentry, and cement work.

* Desirable to have previous experience and show competency in Residential, Commercial, Garden and High Rise communities.

* Must be able to attend evening meetings as required.

* Must have knowledge of the local metro area.

* Must have ability to plan, schedule, and review the work and performance of others in a manner conducive to proficient performance and high morale.

PHYSICAL: * Physical strength and ability to perform moderate to heavy manual labor, including frequent bending, walking, and heavy lifting, for extended periods under dirty and uncomfortable conditions and in all types of weather as necessary.

* Ability to monitor phone messages and emails while performing other work throughout the day.

COMPUTER SKILLS: * Must have working knowledge of Microsoft Word.

* Must have working knowledge of Excel.

* Must have working knowledge of Outlook.

* Must have working knowledge of Project Management software/Job Board Management TOOLS AND EQUIPMENT: * Must use a variety of hand and power-operated tools and equipment, to include but not limited to shovels, picks, hand and riding mowers, tapping machine, power hacksaw, chainsaw, pipe threading machine, drills, gas-powered leaf sweeper, weed eater, compressor, portable concrete saw, spraying equipment, heavy duty and light trucks.

LANGUAGE SKILLS: * Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, tenants, their peers and supervisors.

* Ability to prepare written reports and proposals in professional and precise manner.

CERTIFICATES, LICENSES, REGISTRATIONS: * Possession of, or ability to obtain, an appropriate valid Colorado State Driver's License.
