Asst Accounts Manager

You'll work as a Asst Accounts manager, reporting into the Property Manager.

In this varied role, your responsibilities will include but are not limited to

What This Job Involves:

Delegation of Authorities and Financial Powers

improve the overall efficiency of funds management and to avoid delays in according to sanctions for expenditure

General accounting and book keeping procedures

Books of Accounts To follow and ensure that the prescribed procedure of internal checks and controls of bookkeeping, and maintenance of accounts records are followed.

Review of Statutory Compliances

To ensure that the compliance relevant statutory provisions of various Acts I.e. Income Tax, PF, ESIC is made by Vendors.

To ensure that statutory payments are made on time for TDS, GST, etc.

Follow up with the vendors for statuary compliances and provide information for the statuary liabilities.

To deduct the TDS and deposit on the relevant bills received in the accounts as per provided, GST &TDS fillings, Tax computations as per income tax Act

Procurement Policies

Purchase &Approval Committee will comprise of minimum of 3 members.

Finance & Accounts b). Technical Dept (c). Property Manager d). Secretary/President/Treasurer for Final Approval.

Purchase orders would be issued and signed by the relevant authoritative personnel. A copy of the signed PO should be provided to Finance & Accounts.

It is mandatory that at least three price quotations shall be taken before placing any order and a comparative sheet should be prepared by Property Manager.

The PO would be consulted with Finance Manager before signing to review the statutory compliances, legal terms and conditions etc.

The lowest quotation would generally be approved from the management, unless otherwise approved by Secretary/President/Treasurer.

The following persons may have authorized for issue of PO's:

Bank payments

Before signing the cheque from the competent authority, the Manager (F&A)shall ensure the following: a) There is adequate balance in the account. b) Bank account is updated and reconciled daily. c) All the relevant documents have been completed. d) Post-dated cheques shall be avoided and can only be issued after obtaining written approval of the competent authority.

To do timely checking and approval of Purchase, Cash & Journal vouchers & prepare the list as to the deficiencies found during this checking and to get these rectified. b) Approval of cash payment as per the approved limit.

FinancialStatements

To prepare the financial statements on a monthly / quarterly basis cashflow &funds flow statements, Income & Expenditure, utility Bills, Revenue share, Reconciliation statements. Fixed Assets, Carps FD & interest statements, Outstanding's

Revenue Recognition & Generations

Revenue Recognitions from Rental properties, commissions, other

Procession Vendor Payments,

Preparing PO's

Cheques Handling.

Proactive liaison with local municipal authorities.

Interacting with local Municipal officers regards to property tac etc.

Preparing income and Expenses.

Education and experience

Any Bachelor's degree. you'll need Ten years plus experience in Residential (OR) Property Management. A working knowledge of any major vertical in Accounts will also be very helpful.

An eye for detail

You'll have an eye for detail and an ability to analyse qualitative and quantitative information - and translate this into strategic deliverables.

Great organisational skills

You'll have great time management and organisational skills, and be good at meeting deadlines in a fast-paced work environment and adapting to your team's or client's changing requirements.
