Construction/Rehab Manager - Property Management Company

Del Val Realty & Property Management is a full-service residential property management company serving Philadelphia and the surrounding counties. Del Val is growing rapidly and looking for people to help us grow and serve our clients and residents. We are looking to add a Project Manager to assist with maintenance jobs and developing cost estimates for both small and large rehab jobs. The Project Manager will be responsible for overseeing and managing all maintenance projects across our portfolio of properties. This will involve coordinating with maintenance staff, contractors, and stakeholders to ensure that projects are completed on time, within budget, and to the highest standards.

Benefits: Competitive Compensation ($28-$35/hr plus commission), Paid Personal Time & Holidays, Tuition Reimbursement, $1,000 signing bonus.

Responsibilities:

Overseeing maintenance projects from initiation to completion.

Planning, executing, and finalizing projects according to strict deadlines and within budget.

Coordinating the efforts of team members and third-party contractors or consultants to deliver projects according to plan.

Effectively communicating project expectations to team members and stakeholders in a timely and clear manner.

Estimating the resources and participants needed to achieve project goals, and managing the necessary input within those constraints.

Identifying and managing project dependencies and critical paths.

Requirements:

Relevant experience such as project management, construction management, or engineering.

Minimum of 5 years' experience in project management, preferably in the property management or maintenance sectors.

Proven leadership skills, with an ability to manage and motivate teams.

Excellent communication and negotiation skills.

Strong problem-solving skills and the ability to think critically.

Demonstrated understanding of project management concepts.

Familiarity with software tools related to project management and property maintenance.

Professional Project Management (PMP) certification is preferred.
