Pay based on Experience: $17.00-$19.00/hr
11am-730pm Tuesday-Friday, 7am-2pm on Saturday
Purpose of the position: The Maintenance Assistant is responsible under the direction of the Maintenance Supervisor for maintaining buildings and grounds. This position includes a weekend "on call" rotation set by the Maintenance Supervisor.
Essential Functions:
Routine maintenance will be scheduled by the Maintenance Technician, in conjunction with the Administrator to assure all equipment and systems are fully operational.
Repair work performed upon completion of a written work/repair order.
Painting of vacant apartments as directed by the Maintenance supervisor.
Carpet cleaning in resident apartments and general community areas as directed
Upholstery cleaning as directed
Responsible for weeding flower beds.
Responsible for assure that driveway curbs are properly marked before snow plowing season Proper use and maintenance of equipment.
Responsible for assure exits are clear of snow and ice in winter and that salt is properly applied and removed to prevent “slip and fall accidents.”
Responsible for maintenance of fountains in the ponds, where applicable.
Will assure gates are secure around the specialty care courtyard.
Will assure patio furniture is maintained and properly stored.
Will routinely inspect the exterior of the building- including all sidewalks and parking areas, and take appropriate action to assure optimal condition is maintained.
Serve as staff liaison for men’s club
Other duties as assigned or as may be necessary to assure that the goals and objectives of this living center are fulfilled.
Physical & Mental Requirements:
Able to lift up to 100#
Able to stand, bend, twist, turn, stoop, squat, sit, kneel, pull, push, and walk long distances on hard surfaces, wading in ponds; working in attics; working outdoors for extended periods of time in all weather conditions: Hot, cold, snow, ice, rain, humidity, etc.
Ability to climb ladders to 16 ft. and work in high spaces, including the roof up to an 8 pitch; ability to work in close quarters such as the ceiling crawl spaces.
Able to perform physically repetitive work.
Able to tolerate exposure to cold and hot temperatures.
Able to work with strong smells and chemicals
Able to operate equipment such as a vacuum cleaner, carpet cleaner, snow blower, etc.
Ability to move furniture and boxes
Ability to communicate verbally and in writing with residents, co-workers, supervisors, and outside service providers.
Ability to comprehend written and verbal instructions in English to read labels, work orders
General Responsibilities:
Be a goodwill ambassador for this living center
Comply with Life Safety policies and periodic “drills”
Participate in training opportunities
Report safety and health hazards to the Maintenance Supervisor
Report to work as scheduled
Treat all residents with dignity and respect
Comply with infection control protocols

Qualifications:
Experience in maintenance of apartment or senior care, health care, or other “residential/institutional” properties,
Ability to read, write and carry out directions, and maturity and ability to deal effectively with the demands of the job,
Self-starter, able to work with minimal supervision,
Must be able to pass the state-mandated criminal background screening and random drug testing.
Compensation & Benefits:
Hourly wage and benefits as stated in the Employee Handbook.
Eligible for 2% increase after 90 days of employment, and merit increase annually based on supervisor’s written evaluation of performance.
