Location:Lynden, WA. Candidate must be full time based out of the Lynden office of Elements Hospitality. The position is not a remote position.

Reporting to:This position will report directly to the Director of Estimating (DOE). The estimating position will not have any direct management of people responsibility. An estimator is a part of a team of estimators.

Specific Position Duties and Responsibilities:

Generate quality, timely and accurate bids for projects and within the confines of all estimating deliverables as defined by the DOE.

When assigned a project to bid, organize and assemble a job folder with all project information as per department process and protocol.

Communicate with customers to establish desired path of communication, site walk date, bid expectations, and requesting project information.

Schedule and perform job walks, organize and gather blueprints, specifications and all related documents in order to conscientiously prepare for the estimating process.

Communicate with architects, designers, engineers, and other team members to resolve any technical matters throughout the estimating process.

Accurately perform takeoffs, gather subcontractor proposals, material proposals, and any other applicable factor needed in order to complete an estimate.

All bids from subs and vendors should be carefully reviewed to ensure full coverage and compliance to all project expectations and requirements. Resolve discrepancies by collecting and analyzing information.

Prepare and complete a proposal by assembling and displaying a numerical summation paired with descriptive scope definition. In doing so it is an estimators responsibility to visualize the project and be creative, smart and strategic in compiling the best possible means to generate this proposal so that it is comprehensive, has the margin for profitability but is balanced in that it is competitive in its probability toward earning the project.

Upon full assembly of a bid proposal, as is provided for in our standard bid form, bid proposals are required to always be reviewed, strategized and approved by the DOE before submitting to the customer.

Able and willing to support Account Owners in presenting, defending and negotiating a proposal for a customer. Occasionally an estimator can be tasked with the direct sell and closing of a job.

Upon project bid award from a customer, organize and execute a thorough handoff of the project information to Project Management and Contract Administration.

Participate in supporting Business Development in strategic pursuit of new clients and projects, as well as support the ongoing efforts to expand existing customer relationships.

Travel as needed for site visits, meetings with customers and general estimating tasks.

Work in cooperation with Accounting Analyst, Director of Project Management, DOE and the specific PM tasked with a job in the event an open project is in need of GPM strategy. In other words, willingly bring insight into an active solution to a project when budget may be in jeopardy of dipping below actual bid margin.

Support relationships with industry promotors. Actively participate when applicable in vendor consolidation, toward maximum fulfillment of partnership visibility and financial benefit.

Participate in, when available, ongoing training for estimators.

Support ongoing departmental process improvement toward desired sales outcomes and maximum operational efficiency.

Participate in bi-weekly estimating meetings. Come prepared to update the DOE and others on current status of all active estimating jobs assigned to you.

Attend and as applicable participate in companywide Friday huddles.

Remain current on customer, market and competitor activity and provide feedback to company leadership team as information is available to you.

Be proactive and up to date with costs and conditions unique to markets we compete in. Watch for applicable estimating related trends given our target markets and scopes most often performed in.

Participate with the team in maintenance of our cost database by keeping up with regular entries and backing up all project data.

Always humbly seek direction from a fellow estimator or the DOE when unsure of how to perform on any aspect of your estimating duties. Be honest and transparent toward affording the opportunity to learn and improve on your knowledge.

Be a contributor and strive to help grow a culture of success, discipline, diligence, discernment and goal achievement within the estimating department. Be mindful of opportunities to reinforce your team of estimators.

Participate in and promote a culture of “Get Better” at all times.

Responsibly travel with frugality and appropriate cost management in all travel activity. Estimators travel frequently and usually in short durations upon discretion of necessary bidding activity.

Always be aware of company policies and procedures and operate within them.

Collaborative internally with PM’s, PA’s and Site Management as needed to help maintain the results and expectations required by leadership for all company managed projects.

Work willingly with DOE on constructive feedback at times of annual review per company review process.

Upholding and ensuring that the companies MIG’s (Most Important Goals) must be regarded with the utmost level of accountability.

Deliverables include: Qualityof product, on time Schedule, low Impacts due to projects in open operating environments, conscientious and mindful of keeping Customer Budgets and EH GPM and Profitability toward all projects contributing to year end net income.o “Relationships & Partnerships:” An Estimator must support Business Development in the goal of growing partnerships, program customers and relationships.o “Risk Management:” An Estimator should be qualified to directly and indirectly identify and apply proactive processes and practices of risk management within his/her areas of control. He should at all times be disciplined and discerning to protect the company from liability and damage.

Job Requirements:

Demonstrated comprehensive construction estimating experience; preferably in hospitality construction. Ideally has worked in Estimating for 5+ years.

Construction Management degree preferred.

Excellent people skills, clear communication, with the ability to interact with customers, vendors and subs on a regular basis.

Flexible and able to multi-task, can work within an ambiguous, fast moving environment, while driving toward clarity and solutions. Demonstrates resourcefulness in setting priorities and self-disciplined in performing to expectations.

Excellent knowledge and experience in using Microsoft Word and Excel. Bluebeam take-off software experience is not required but is a distinct plus.

Strong organizational skills and an aptitude to be able to break down a project bid assignment into an efficient and well-planned process to execution. Able to prioritize tasks, make decisions, manage guidelines and adhere to process.

Time management, naturally able to balance being thorough and detail oriented with the pressurized demand to keep up with a constant workflow and demands in project bidding timelines.

A core ability to systematically, methodically and realistically visualize an entire project and reassemble it into a feasible estimate for the eventual performance of the job by project management.

Willing to travel as needed to perform all estimating activities.Requirements:
