The Project Manager will manage single projects up to a value of $35 million. If managing multiple smaller projects, the aggregate project size will be less than $15 million. The Project Manger 1 may also assist a Senior staff member on projects greater than $35 million.

Essential Functions

1. Directs and oversees construction projects from conception to completion while monitoring compliances with safety and building regulations.

2. Helps create and manages project schedules and budgets.

3. Responsible for project budget by working with estimates and forecasting the future expenditures.

4. Works with the General, or Senior, Superintendent to supervise project superintendents.

5. Schedules, directs, and trains project engineers and support staff, including interns when applicable.

6. Identifies unrealistic scheduling commitments and poor planning design.

7. Communicates with field employees and subcontractors to ensure quality construction.

8. Works under deadlines in a fast-paced environment to plan and coordinate all aspects of the building process from hiring contractors to working with engineers, architects and vendors.

9. In the absence of a site superintendent on the job, works with Senior, or General Superintendent to figure the next steps in order for the project to not fall behind schedule and budget.

10. Follows and ensures project staff follow company policies and procedures.

11. Ensures any updates to GIS policies and procedures are understood and implemented by project staff. Including, but not limited to, software changes, documentation, and standard operating procedures.

12. Responsible for maintaining client, subcontractor and project consultants and vendors relationships.

13. Responsible for project compliance with building and safety codes, and other regulations.

14. Interprets and explains plans and contract terms to staff, workers, clients and their representatives, vendors, owners and developers.

15. Prepares contracts and negotiates revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.

16. Obtains all necessary and proper permits and licenses that fall in the scope of the Company.

17. Enacts contingency plans as needed; escalates and directs activities during problems, disasters, etc.: identifies potential problems, rectifies, escalates issues to upper management and participates in post-mortem analysis of problems providing input for future process improvements.

18. Identifies and responds to potential issues throughout the life of the project to minimize potential negative impacts and help ensure the safety of the workers

19. Responsible for making sure quality control programs are met.

20. Actively creates and implements action plans to deal with delays.

21. Participates in daily, weekly, monthly and annual planning process as appropriate.

22. Maintains a favorable working relationship with all other company employees.

23. Projects a favorable image of the company to promote its goals and objectives.

24. Keeps upper management fully informed of all problems or unusual matters of significance and takes prompt action where necessary or suggest alternative course of action which may be taken.

25. Communicates areas of accountability and performance expected of personnel assigned.

26. Participates in evaluation of project staff, including promotion and dismissal recommendations.

27. Ensures proper training of all personnel.

28. Promotes a cooperative and harmonious working climate conductive to maximize employee morale and productivity.

29. Identify, price and submit owner change orders. Review subcontractor change orders for validity and accuracy.

30. Disciplines subordinates according to the employee handbook.

31. Maintains and reports project projections and monthly meeting with senior management. Accuracy of monthly forecasting will be reviewed at the end of the job with senior management.

32. Participates in new project bidding process.

33. Performs other duties and responsibilities as required or requested.
