Property Manager Reporting to the Director, Real Estate & Strategy, the Property Manager is responsible for overseeing and managing the maintenance department and its activities at the Metta Lifestyles’ Toronto locations.

In this position, the successful candidate will take a proactive approach to ongoing maintenance and upkeep of the residence, including resident suites, fixtures, furnishings and the external landscaping, while also ensuring resident programs are executed (i.e.

JHSC, Fire Safety, etc). The ideal candidate will be an experienced and self-driven individual, with a keen eye for detail and a familiarity with health and safety procedures.

Key Responsibilities Assist in overseeing and managing assigned property maintenance functions to improve efficiency and reduce operating costs.

Ensure ongoing maintenance projects and preventative maintenance programs are completed by planning, implementing, and executing a daily, weekly, monthly and annual schedule of preventative maintenance activities.

Propose and discuss possible renovations or improvements.

Assist in organizing tenders, liaise with consultants, and oversee projects as necessary.

Identifying and investigating residence deficiencies and equipment malfunctions and taking appropriate corrective action.

Coordinating building, landscaping, electrical, plumbing and equipment repair services.

Ensure that a superior level of cooperation, services, and support is provided to residents.

Ensure building standards are maintained to a high level and building staff are performing duties in a professional manner.

Ensure site-level staff receive support and training to be successful at achieving Metta Lifestyles standard.

Ensuring proper housekeeping and laundry services are effective and efficient.

Regular auditing of both.

Assist in sourcing and procuring of high quality and cost-effective maintenance and housekeeping products and services.

Understanding, following and updating all health and safety policies and procedures.

Overseeing the regular fire, emergency preparedness drills and assisting with RHRA mandates and inspections.

Performing minor building, landscaping, electrical, painting, plumbing and equipment repairs to when required.

Ensuring resident rooms/units are prepared for occupancy.

Participating in operational decision making with the leadership team.

Responsible for ensuring that team members fulfill their responsibilities when providing timely and accurate information to other departments as requested.

Analyze and resolve work problems, or assist team members in problem solving.

Other duties as required.

Qualifications 5+ years of previous maintenance experience, with managerial responsibilities.

Experience in Property Management/Coordinator preferred.

Familiarity with Residential and Retirement sector preferred.

Demonstrated skills in light carpentry, plumbing, electrical work, painting and equipment maintenance.

Excellent organizational and time management skills with the ability to multi-task.

Effective interpersonal and conflict resolution skills.

Knowledge and ability to operate all fire equipment.

Moderate computer skills required – Experienced working knowledge in Microsoft Office preferred.

Ability to read and interpret construction drawings.

Must be prepared to respond to emergency situations, to be on call and carry a cellular phone and be able to work the hours necessary to ensure the effective operation of the residence.
