TITLE: Building Maintenance Technician

DEPARTMENT: Facilities

REPORTS TO: Facilities Manager

GENERAL SUMMARY: Under the direction of the Facilities Manager, the Building Maintenance Technician will operate and maintain all equipment and perform all necessary maintenance at the Conservatory and related facilities. The Building Maintenance Technician supports Phipps’ mission of sustainability by ensuring building systems are working efficiently to meet sustainability standards. PRINCIPAL DUTIES AND RESPONSIBILITIES

Responsible for the maintenance, repair and commissioning of all renewable energy sources including solar panel arrays and wind turbine.

Operate, install and maintain equipment including boilers, pumps, valves, piping, generators, air conditioning, compressors, fans and related machinery.

Ensure all systems are working efficiently to meet sustainability standards.

Install and maintain electrical equipment including switches, controls, motors, lighting, wiring, etc.

Perform any daily, preventive or emergency maintenance on plumbing, hydraulics, fountain effects, etc.

Maintain records and complete reports concerning equipment operation.

Manage and complete work tickets as requested by Facilities Manager.

Assist supervisor in estimating project materials and time.

Assist with setup and tear down of seasonal exhibits and displays.

Work with other departments including Education, Horticulture, Volunteers, Guest Services, Rentals, Special Events, Development, etc., to ensure ongoing operation of the facility.

Meet, greet and assist the public with any questions or concerns they may have.

Perform activities and functions of related lower-level personnel and other related tasks and duties as assigned or required for proper Conservatory operation.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED

Knowledge of basic trades and mechanical systems, both older systems typical in historic buildings as well as innovative, state-of-the-art systems.

Considerable knowledge of hydraulics, electrical, plumbing, steam fitting and boiler system operation. Knowledge of digital and pneumatic controls a plus.

Considerable knowledge of appropriate codes and regulations.

Ability to use manual tools in all kinds of weather and conditions.

Ability to work independently as well as in a team environment.

Ability to work with the public and co-workers in a pleasant and courteous manner.

Ability to use Microsoft operating system and software.

Ability to use computers to interface with building control systems.

WORKING CONDITIONS

Ability to provide own transportation to perform principal responsibilities.

Must be available to work any of three shifts, seven days a week. Additionally, must be available to work on holidays and emergency call-outs.

Work ranges from light to heavy labor in both indoor and outdoor locations.

Will have occasion to work in or pass through any area of the Conservatory or growing houses.

MINIMUM POSITION GUIDELINES (Education, Experience and Certification)

Two or four-year degree in appropriate field.

Minimum of 3-5 years' relevant experience.

Must possess and maintain throughout employment a valid Pennsylvania Class 1 driver's license.
