Maintenance Technician

Job Description

The Maintenance Technician for Single and Multi-Family Residences in Augusta, GA will be responsible for maintaining a designated property portfolio. * Utilizing their expertise in plumbing, electrical work, carpentry, and HVAC systems, they will ensure the properties operate smoothly and meet company standards. * Working collaboratively in a team setting, duties will include property inspections, inventory and expense management, repair scheduling, preventive maintenance, and preparing vacant units for new occupants.Compensation:

$20 - $26 hourlyResponsibilities:

Customer Service and Communication: Ensure a high level of customer service and communication to tenants and the maintenance coordinator to enhance customer satisfaction increasing renewals, revenue, reputation, and profitability.

Maintenance and Facilities Management: Conduct operations including general maintenance, grounds management, preventative measures, and capital improvements and monitor service contracts to ensure timeliness, quality, and expense control.

Vacant Turnover: Inspect and facilitate all aspects of vacant unit maintenance including sheetrock repairs, painting, plumbing, electrical, systems testing, HVAC, carpentry, and cleaning when needed to ensure our properties meet a market-ready standard under the direction of Augusta Rental Homes procedures.

Unit Inspections: Conduct property inspections as assigned in a timely and productive manner to effectively report damages upon move-out, work needed to complete the vacant turnover process, and ensure the property is ready for move-in.

Financials: Ensure all invoices and receipts are attached to the associated task upon completion and turned in to the Maintenance Coordinator on a daily basis.

Effective Use of Buildium & Happy Inspector: Utilize the software tools Buildium & Happy Inspector to manage and track operations effectively.

Innovation & Accomplishment: Stay updated with industry trends and best practices in property management to drive continuous improvement.

Fair Housing Policies: Ensure compliance with all local, state, and federal fair housing laws and Augusta Rental Homes' policies.

Safety First: Always work with safety of yourself and others when performing job duties.

Accountability and Professionalism: Always be accountable for your actions. Be punctual and present.

Qualifications:

Proven experience in facilitating maintenance, vacant turns, and property inspections.

HVAC or other relevant certification.

Proficient in plumbing, electrical, appliance repair, and carpentry skills.

Understands the importance of brand standards and has a mindset to exceed expectations.

Capable of lifting over 50 pounds, bending, stretching, and standing or walking for long periods of time.

Willingness to work nights, weekends, and holidays as needed.

Must have reliable transportation and a working cell phone.
