GreenSpace Self-Storage is a Houston, TX and Raleigh, NC based real estate development firm. GreenSpace is a unique self-storage development company that, since its founding in 2016, has built facilities nationwide. GreenSpace’s proprietary and patented design and methodology, which utilizes shipping containers to build multi-story storage facilities, is advantaged relative to traditional self-storage construction methods both from an economic and environmental perspective. GreenSpace will develop self-storage sites nationwide and also work with third party self-storage developers to license their patented and advantageous construction methodology.
SLI Capital and Madison Capital Group are the majority owners of GreenSpace Self-Storage and are actively involved in the growth and management of GreenSpace.
JOB DESCRIPTION / RESPONSIBILITIES
The role of Engineer will work directly with the GreenSpace team to assist in GreenSpace development projects, along with assisting in our third-party licensing program. This job will be based in the Greenspace’s Houston, TX office.
Responsibilities include:
Third Party License:
o Produce preliminary documents, including:
Site plans
Shipping container stacking plans
Floor plans
Unit mixes
Ratioed cost and schedule estimates
o Provide documents / information reasonably necessary for others to use our proprietary method of stacking shipping containers.
o Site visits with follow up reports
GreenSpace Development Projects:
o Supporting Land Purchase
Determine city development requirements
Prepare unit mix
Work with A/E firm to develop due diligence documents.
ALTA surveys
Topographical surveys
Environmental Site Assessments
Geotechnical investigations
Traffic studies
Test fits
Site Investigative Reports
o Post Land Acquisition
Specify project requirements for A/E firm.
Coordinate with A/E and GC to develop project designs, costs, schedules
Check A/E deliverables, including construction drawings (CDs) for:
Site work
Foundations
Building
Mechanical
Electrical
Plumbing
Elevators / Stairs
Fire Safety
Develop site plan
Develop stacking plan
Coordinate value engineering efforts with A/E
Site visits, with reports
Assist GS project manager with project close out supporting documentation
REQUIRED SKILLS AND QUALIFICATIONS
Proficiency in applicable real estate software programs and Microsoft Office
Strong communication and presentation skills
Ability to multi-task and problem solve
Must be motivated, proactive, entrepreneurial, and team-oriented
Strong work ethic and effective under pressure
Experienced with AutoCAD
EDUCATION / EXPERIENCE
Bachelor’s degree from a four-year college or university with a major in engineering
At least 3 years of experience as a hands-on design engineer
Multidisciplinary engineering experience is preferred
Real estate development support experience is a plus
