We have partnered with a construction company in the Dallas, TX area to provide them with a Project Manager.

Prioritized Must Have Skills for the Project Manager:

#1. Must have commercial construction experience with a general contractor.

#2. Must have a bachelor’s degree in Construction Management, Engineering, Architecture, or related field.

#3. Must be able to travel to job sites.

#4. No more than 3 jobs in the last 10 years

Responsibilities of the Project Manager:

Pre-Job Planning – Participates in all pre-job planning meetings to ensure all projects meet and/or exceed in terms of client satisfaction, profitability, cash-flow, schedule, and safety objectives. Supports senior team members by facilitating product data and sample submittals coordination with design development, material buyout, and vendor selection. Controls and tracks using the “Submittal Log”

Job Profitability – Under the direction of the Senior Project Manager, manages job costs by evaluating weekly progress (planned vs. actual variances), monitoring job site execution of work, and preparing weekly job cost projections (including projected completed work)

Subcontractor Management – Facilitates procurement and selection of sub-contractors by choosing qualified bidders, securing bids, and spreading comparisons; controls and tracks selected contractors using the “Contract Status Log”; ensures timely close-out of subcontractors

Contract Review – Understands contract language, commitments, and scopes of work prior to execution of all contracts; ensures the subcontractor is performing per contract and that the general contractor’s interests are protected, at all times.

Cash Flow – Builds an acceptable schedule of values using front loading techniques, under Senior Project Manager direction; ensures all projects have a positive cash flow

Scheduling – Builds quality master schedules, to be utilized throughout the life of each project as a management tool; updates each schedule weekly in accordance with the three-week look ahead; communicates revised schedules with customers on a regular basis; expedites the baseline and control schedule with resource-loaded information

Documentation Management – Generates project documentation. Serves as the central point of contact for all project documentation/information. Oversees and/or processes day-to-day administrative items (expense reports, project budgets, safety compliance, cost-to-completes, schedules of value, etc.) • Plans and Specifications – Reads and understands ALL project construction documents

Change Order Administration – Assists with change order pricing; creates and maintains change order log, including back charges

Material Tracking – Review material costs and coding

Project Closeout – Assists in ensuring that the punch list is performed, and all closeout procedures are completed to meet project closeout deadlines

Project Safety – Monitors job-site safety by performing weekly job-site safety inspection; helps Superintendents with weekly safety meetings and ensures daily huddles include safety discussions

Customer Relations and Communication – Maintains outstanding client relationships; able to resolve disputes and any open issues in a timely and appropriate fashion

Information Technology – Learns and becomes proficient with Microsoft Excel, Word, Procore, P6 Scheduling, Bluebeam and Sage300

Mid & Post Job Meetings – Schedules Mid & Post-Job review meetings on each project with all required team members; provides all necessary preparatory documentation to all parties at least 3 days prior to each meeting and documents lessons learned for training purposes

Other Duties – Performs other duties as assigned by the Senior Project Manager

Requirements of the Project Manager:

Minimum of 5 years of commercial construction experience in a Project Manager capacity (commercial and design-build preferred)

Must have a bachelor’s degree in Construction Management, Engineering, Architecture, or related field

Thorough knowledge of trades and computer literate. Office experience in Microsoft Office (Excel, Word, & Outlook), strong familiarity with project management software (Procore, P6 Scheduling, Bluebeam Software, & Sage300 desired)

Strong ability to read and interpret documents such as architectural/structural drawings, safety rules, operating and maintenance instructions, and procedure manuals needed
