Required Skills & Experience

* Bachelor's degree in Engineering, Construction Management or related discipline preferred; commensurate experience in construction projects including experience in planning, management, coordination and scheduling, and general construction/construction management work will be considered.

* 10-15+ years of construction management and/or general contracting, subcontracting or owner's representative experience is a plus.

* Knowledge of Quality Assurance (QA) and Environmental, Health & Safety (EHS) standards.

* Strong Understanding of multiple trade disciplines, specifically mechanical and electrical systems.

* Organizational skills, oral & written communication and team attitude.

* Working knowledge of basic computer software.

* Must possess a valid driver's license or other proper/official/valid form of ID (e.g., U.S. Passport; NYS Non-Driver ID issued by the Department of Motor Vehicles).

* Travel and overtime work will be required.

Job Description

The MEP Superintendent supervises the field construction of the HVAC, electric, plumbing and sprinkler systems on the project, including its organization, planning, coordination and scheduling in order to complete the work on time, with-in budget and to the quality specified. The MEP Superintendent reports to the Project Manager.

Duties of the MEP Superintendent include:

* To have knowledge of all general contract and subcontract documents, drawings, scopes of work, and specifications and to develop the on-site plans and procedures.

* To develop quality control procedures and requirements for the project.

* To have complete knowledge of the job estimate and to see that the work is performed within the boundaries of the estimate.

* To review and coordinate the M.E.P. program with the Project Superintendent, including phasing, scheduling, logistics, equipment, and manpower.

* To prepare Progress Schedules, to keep them properly updated, and to see that the project team does everything feasible to meet the required dates.

* To examine all drawings and specifications for suspected design deficiencies, impractical details, code violations, etc., and to refer any findings to the Project Manager who will bring them to the attention of the Architect.

* To work with the Project Manager and Superintendent in scheduling and expediting the delivery of materials and equipment furnished and its subcontractors/vendors, and to assume the primary responsibility for their timely on site delivery.

* To coordinate, direct and monitor the activities of subcontractors, suppliers, and labor.

* To insure that the client and its subcontractors obtain all necessary permits for temporary and construction purposes.

* To see that all insurance requirements and its MEP subcontractors are satisfied prior to starting the work, and maintained during the term of the project.

* To coordinate and direct when necessary, the activities of inspection agencies and to institute remedial actions indicated by the reports of these agencies.

* To handle all project labor relations, obtaining help when necessary from the Project Manager.

* To have knowledge of and insure that Equal Employment Opportunity requirements are satisfied.

* To establish and maintain good safety and security practices for the entire project in accordance with safety program and applicable safety codes and regulations.

* To prepare standard and special reports for Job Meetings and attend same.

* To keep the Project Manager and Project Engineer currently informed as to changes made in the field, so that such changes may be covered by general contract change orders and subcontract change orders. To properly authorize, audit, and process all work authorizations, directives, T& M tickets, and similar documentation.

* To review and approve monthly estimates of work completed, payrolls, material invoices, and all other disbursements.

* To participate in the timely preparation of monthly requisitions.

* Provide documentation of field variations from contract documents and maintain on the job "as-built" drawings to reflect these variations.

* Hold regular coordination meetings to insure that subcontractors understand project schedules. Review manpower requirements in relation to meeting current job progress schedules, and follow for timely delivery of equipment and materials.
