DetailedResponsibilities

Responsibilities

Pleasant, process & result oriented, Scheduling and staffing of manpower, available round the clock

Tracks & maintains maintenance schedules, prepare & share DMR/MMR/Fitout report.

Inventory Report/Complaint Tracker/Breakdown Tracker/Incident Report/AMC tracker, Innovative toward energy efficiency & cost control

Handling Move in and Move Outs- the manager is responsible for inspectingthe unit, checking for damages. Responsible for Asset verification, repairingdamagesifany.

Will be responsible for service delivery to all the clients as per requirement.Ensuresmoothrunningof allservicesinthepremises.

Efficient governance of assign operational budget & keeping the expensesundertolerance

Shallmanagetheentirebuildingoperationsinco-ordinationwithoutsourcedteam

SynchingwithclusterSMEforanykindofguidance,troubleshooting&clarityongovernancechecks

Ensure service delivery by outsourced team as per SLAs.Making sure that SLA,MIS&MMRarescheduledasperdefinedfrequency

ShortfallsinserviceidentifiedbySMEs,documentingthesameandhighlighting to outsourced team manager with corrective actions to ensurenonrepeatoftheshortfalls.

To focus on using best business practice to improve efficiency, by reducingoperatingcostswhileincreasingproductivity.

Shallberesponsibleforstrategicplanningandday-to-dayoperations,particularlyinrelationtobuildingsandpremises.

Shallberesponsibleforallstatutoryandlegalcompliancesforallhisbuildings.

Planning for future development in line with strategic business objectivesmanagingandleadingchangetoensureminimumdisruptiontocoreactivities.

Shall be responsible for planning and getting implemented all preventivemaintenance activities through outsourced team, with least disruption tobusinessandclientservice.

Shall be responsible for planning end of life replacement of equipment's inconsultationwithTechnicalSME.

Keep track of completion of all helpdesk service requests from clients allcomplaints to be closed with corrective actions to prevent recurrence of theclientcomplaint.

Review /suggest / approve plans and procedures for handling complaints orrequestsfrombuildingClientsoroccupants

AssistClients,prospectiveClients,andthebuildingownersinspaceplanningandestimatingcostswhilemaintainingestablishedbuildingstandards

Responsible for operation of M&E Services (Power, Water, AC, Lifts, FPS, STP),cleaning, Waste Management, Pest control, Gardening, Physical Security,Traffic&parkingmanagement,FoodCourtManagement,AMCmanagement

Shallberesponsibleforattendingtoallemergencybreakdownsinhisbuildings,aspercontingencyplans.

Shallleadtheresponsetoanyemergencyinco-ordinationwiththeoutsourced team as per the Emergency Response Plan, during normal dutyhours.

Willberesponsibleforallsafetyandsecuritycomplianceinthebuilding..

Providetechnicalassistanceandadviceonbuildingoperationssystemsincluding HVAC, electrical, energy management, plumbing, roofs, fire safety,environmentalissues,security,and controls

Ensuretokeepthoroughrecordsregardingtheproperty.Thisshouldincludeall income and expenses list of all inspections, signed leases, maintenancerequests, any complaints, records of repairs, costs of repairs, maintenancecosts,recordofrentcollectionandinsurancecosts.

ShallensureallprocessesarefollowedincomplianceofQualitymanagementsystemandOH&Smanagementsystemprocesses,.

Shall ensure staff working in the building are regularly trained on Standardoperating procedures, HIRA and permit to work. Shall insist on Annual trainingplanforalloutsourcedstaff.

Ensuringadequatesupervisionisavailableforprocessesinthebuilding.

Shallensureriskassessmentisconductedofallactivitiesinconsultationwithon ground staff and adequate control measures are planned and implementedonsite.

EducationalQualificationRequirements

Essential

Qualification &Specialization(ifany)

BE or Diploma in Mechanical/Electrical Engineer & Min 5-6 years experience in handling a commercial property.

Good verbal and written communication skills with fluency in English, Hindi & locallanguage are MUST. He/She must be smart & have passion for Client Handling andinteractingwithmultiplestakeholders.
