Our Client is real estate investment and development firm focused on building ground up market rate multifamily properties in South Florida, and is the US division of one of the largest construction and development group of companies in South America.

Role

The Project Manager is responsible for planning, organizing, coordinating, and overseeing all the design and preconstruction activities as well as construction-related activities managing risks to ensure that the company projects are completed on time, within budget, and meeting building code requirements and the required quality standards. Projects include mid-rise, and high-rise ground-up multifamily developments, up to 4 projects simultaneously, in various stages of construction. The Project Manager will work closely with the Development Lead for each project.

Responsibilities

Preconstruction Stage

• Manage the design team

• Value Engineering

• Plan, review and analyze the construction proposal

• Develop project schedule

• Develop project budget

Construction and Closeout Stage

• Manage the design team and general contractor

• Organize weekly follow-ups among developer, architect, contractor and subcons.

• Participate in the definition of the subcontractors.

• Monitor construction progress and contract administration

• Track the project schedule

• Monitor the budget

• Monitor the inspections

• Confirm the contractor’s closeout package

Additional responsibilities:

• Collaborate with stakeholders including executives, operators, and teammates to define project scope, process, KPIs, budget, timelines, milestones, and deliverables that support goals.

• Create schedule, resources and costs, manage budget and deliverables (internal and external) to meet project resourcing and budgets.

• Create project scopes with documentation of the project goals, deliverables, budget, tasks, and deadlines. Proactively communicate project details across all levels and departments in a clear, concise manner.

• Identify, assess, and minimize risks throughout the project lifecycle.

• Manage consulting and internal working teams and associated with the development of a construction project (architects, contractors, consultants, etc.).

• Balance multiple, sometimes competing assignments, priorities, and deadlines.

• Create file organization systems and storage best practices in relation to design and construction projects.

• Create, coordinate and track all pertinent project documentation, including design plans, leadership presentations, status reports, legal documents, work plans, budgets, submittals, general presentations, and ROI analyses.

• Document and analyze information and processes to solve critical business, timeline, resource forecasting and approval issues, resolve and/or escalate issues in a timely fashion.

• Attend meetings and maintain minutes related to project meetings and correspondence.

• Understand team dynamics and adapt project management methodology to ensure success.

• Collect feedback to optimize and improve existing systems through ongoing enhancement.

• Schedule coordination calls, lead call with objectives and priorities and follow-ups as needed.

Qualifications

• Bachelor’s degree or equivalent experience (ideally in construction, engineering, architecture or similar industry).

• 10+ years of experience managing mid-rise and/or high-rise multifamily or mixed-use construction projects, ideally several projects simultaneously.

• 5+ years of experience in managing construction projects in South Florida.

• Spanish language skills mandatory.

• Knowledge of project management methodologies; PMP and/or Lean Sigma certifications preferred, but not mandatory.

• Strong leadership including the ability to motivate and manage construction project teams.

• Proficient problem-solving skills making effective decisions in response to daily challenges.

• High-level attention to detail to manage the development projects on time and on budget.

• Effective communication skills to ensure teamwork is aligned toward project goals.

• Critical thinking ability to be two steps ahead and comfortable moving multiple tasks forward in different phases at any one time.

• Natural problem solver, evaluating issues/risk and presenting multiple scenarios with best course of action for resolution.

• Ability to anticipate, assess upcoming tasks, work traffic, coordination of project teams, presentations and project tracking.

• Power user in Revit, ACad, Procore, Microsoft Office, Project, Visio, Adobe InDesign, or related programs.

• Proven ability to address competing priorities across single projects with a positive attitude.

• Proven ability to work efficiently and effectively under pressure in a fast-paced environment.
