Summary
Maxx Builders is looking for an Assistant Project Manager. The Assistant PM will provide support to the project manager and superintendent on one or more projects from beginning to end, from pre-construction to completion. This position also includes bid tabulation, solicitation, contracts, purchase orders, and change orders, as well as, building long-lasting relationships with industry subcontractors. The Assistant Project manager will strategically find cost-effective deals and suppliers which will discover the best ways to cut procurement expenses so that the company can invest in growth and people.
Job Description
Responsible for the managerial and administrative aspects of a project.
Proficient in estimating, scheduling, quality control, progress reports, progress billing, cost reporting, safety, and proposal preparation.
Oversee the buyout process and selection of subcontractors.
Develop, lead and execute purchasing strategies
Forecast price and market trends to identify changes of balance in buyer-supplier power
Analyze subcontractor estimates to ensure accuracy and profitability against budgets
Discover profitable suppliers and initiate business and organization partnerships
Negotiate with external vendors/subcontractors to secure profitable terms
Approve the ordering of necessary goods and services
Finalize purchase details of orders and deliveries
Examine and test existing contracts
Collaborate with key persons to ensure clarity of the specifications and expectations of the company
Perform risk management for supply contracts and agreements
Determine quantity and timing of deliveries
Monitor and forecast upcoming project needs
Conduct bi-weekly job site meetings on site.
Coordinate with the Superintendent to ensure safety, quality control, and schedule.
Conduct progress meetings with Owners and the construction team.
Ability to communicate effectively with everyone involved in the project.
Ensure that an accurate and complete estimate for the project is prepared.
Participate in the proposal meeting with the owner to review the scope of work.
Requirements
BS in Construction Engineering or related field
1-2 years of construction-related experience
Ability to effectively make decisions under tight deadlines.
Ability to organize, plan and manage multiple activities to accomplish desired results.
Knowledge of sourcing and procurement techniques as well as a dexterity in “reading” the market
Must have experience with estimating and takeoff software like Planswift, Procore or equivalent
Aptitude in decision-making, negotiations, and working with numbers
Experience in collecting and analyzing data
Strong leadership and delegation capabilities
