Scope of Responsibilities:

All aspects of commercial property management for multi-building portfolio that may encompass office buildings, medical office buildings, clinics, hospitals, industrial buildings, and retail, including active management of the following areas:

Maximize the performance and value of a portfolio of real estate assets which are owned and/or managed.

Maintain service revenues – leasing, construction management, maintenance, property management & other fee income – as identified in the Company Operating Budget and individual property budgets.

As directed, implement a long-range real estate asset management strategy.

Contribute to and adhere to standards and procedures for all Property and Facility management activities.

Provide accurate, on-time, realistic property budgeting, reporting & reconciliations along with efficient, effective, competitive and quality property operations.

Work with team members on portfolio additions/transitions to ensure efficient operational transitions.

Participate in continuing professional development to stay abreast of new standards and management procedures.

Sustaining mechanical and cosmetic maintenance and preservation/renovation of facility

Increasing/enhancing/maintaining tenant retention/renewals and property occupancy

Measurably maintaining, enhancing & strengthening relationships with tenants and ownership.

Complete assigned (especially annual property operating plans) responsibilities in a timely, proactive, professional and successful manner.

Lease administration: enforce lease provisions and maintain accurate lease files with all documentation and correspondence.

Prepare monthly and quarterly financial investor reports. Responsibilities include executive and operation summaries, rent collection, tenant billing, accounts payable, variance reporting, leasing summary and stacking plan.

Maintain regular contact with all tenants to establish close working relationships.

May be responsible for limited capital improvements and tenant improvements.

Preferred Qualifications:

5+ years of commercial property management experience

College degree in relevant field preferred.

Real estate license preferred but not required

CPM (or RPA) preferred

Proficiency with real estate accounting methods and reporting.

Ability to exercise prudent judgment in the absence of supervisory personnel.

Strong Microsoft Office Suite skills required.

Proficiency with commercial real estate marketing, sales and lease negotiations.
