JOB DESCRIPTION: JANITOR
REPORTS TO: PROPERTY MANAGER
FLSA STATUS: PART-TIME OR FULL-TIME / HOURLY / NON- EXEMPT

OVERVIEW:
· The JANITOR is
responsible for the overall cleanliness of the assigned property, to include breezeways,
public areas and clubhouse, and for unit turns and make-readies.
· The JANITOR walks the
property on a daily basis to ensure all public areas are kept in a neat and
orderly fashion.
· Report any maintenance
needs to the Property Manager for delegation to maintenance staff or
vendor.
· Other duties as
assigned.
DUTIES AND
RESPONSIBILITIES:
· Clean public area bathrooms
in clubhouses.
· Vacuum carpets.
· Wash and wax floors.
· Clean blinds and windows.
· Collect and discard
trash.
· Clean appliances during
unit turns or make-readies.
· Clean fixtures.
· Work with cleaning
chemicals.
· Sweep and mop.
· Wipe down surfaces and
countertops.
· Dusting.
· Other duties as
assigned.
QUALIFICATIONS:
· Prior cleaning experience
required, preferably with apartments, hotels, commercial spaces, residential
units, or condominiums.
· Experience with carpet
cleaners or buffers highly desired.
SPECIAL CONSIDERATIONS:
· Gloves and masks are
required during the use of any harsh chemicals, to include oven cleaners,
bleach, etc.
· Safe handling is to be observed
at all times.
· Accidental ingestion of
chemicals should be reported to 911 immediately.
· Spills need to be
reported to your supervisor, and use safe handling practices to clean up the
affected area.
