Salary: $85k -$115k+ based on experience

Position Description:

The Superintendent can consistently direct the field management of larger projects from $1- 2M up to $20M+ or multiple smaller projects. The qualified person will have at least 10 years commercial construction experience and proven leadership ability to plan, communicate, direct, supervise, and mitigate risk on a construction site. The Superintendent directs the activities of J.M. Cope employees and subcontractors performing work at the site to meet or exceed safety standards, schedule milestones and quality benchmarks. This role requires excellent communication skills with workers, superiors, and clients, demonstrates outstanding leadership skills and trade knowledge, shows initiative and forethought, consistently delivers profitable projects on schedule, and has developed repeat business from customers who are raving fans.

Qualifications/Experience:

· At least 5 years of demonstrated experience as a Project Superintendent or combined as an Assistant Superintendent and Superintendent

· High school diploma or equivalent. Professional industry training and experience.

· Minimum of eight years supervisory experience in similar facility construction technology, methods, equipment, tools, and work procedures required.

· Advanced understanding of construction scheduling, cost control and demonstrated ability to control and supervise large groups.

· Prior experience with Commercial and / or Industrial project scopes from $2M -$15M+.

· Maintain a safe construction site

· A working knowledge of Microsoft Office, especially Excel

· Ability to operate an iPad, phone, and email.

· First Aid/CPR

· Procore and SiteDocs experience a plus

· Equipment operation certifications for equipment required on assigned project

· Familiar with relevant building codes to ensure all completed work meets or exceeds quality and safety requirements.

· Ability to adapt to the needs of the organization and employees.

· Ability to prioritize tasks and to delegate them when appropriate.

· The ability to communicate effectively both written and oral.

· Good listening skills – the ability to listen effectively and receive feedback from the employee perspective without passing judgement.

· Minimum of 30-hour OSHA and other J.M. Cope required training.

· A good team player, Self-confident, motivated, and independent.

· Dedicated team building, interpersonal, decision making, problem solving and negotiating skills needed.

· Candidates must possess a strong work ethic.

· Background check and Driver’s License required

Essential Duties and Responsibilities:

· A solid understanding of and the ability to train others regarding construction drawings and specifications, contract documents, construction schedules and owner contracts.

· Actively mentors and trains project team in all construction issues.

· Effective at creative construction methods and techniques for the project.

· Ensures compliance to subcontractor scopes of work, schedule, and other contract documents.

· Ensures all physical site dimensions, controls and site utilities are properly set up and maintained.

· Ensures all required field record documentation is accurate and current.

· Ensures all permitting, testing, occupancy and inspection processes are completed, as necessary.

· Familiar with relevant building codes to ensure all completed work meets or exceeds quality and safety requirements.

· Ensure any outstanding testing and inspection issues are resolved and complete.

· Leads the development and implementation of project quality control plan.

· Ensures conformance to and documentation of the quality plan; manages deficiencies and works to compliance.

· Manages testing and inspection process and ensures relationships with agencies are positive.

· Works directly with outside contractors responsible for inspecting the work to verify its overall quality.

· Manages punchlist to completion.

· Ensures proper safety behavior and takes corrective measures as needed.

· Has a solid knowledge of building life safety codes.

· Performs start-up orientations for subcontractors.

· Reviews & Identify safety JHAs to ensure completeness prior to tasks or start of work

· Leads accident or incident investigations as needed, including the development of a prevention path forward to ensure no repeat.

· Construction team leader with superior leadership skills who builds trust and confidence with the project team, subcontractors, and clients.

· Mentors field team in career development. Provides and encourages training in technical and soft skills.

· Monitors and ensures the accuracy of all jobsite document control including daily reports, safety audits, payroll, quantity reporting, accident and incident reports, timesheets, RFIs and field issues or changes and any other site activity.

· Manages and controls the workflow of employees and subcontractors to meet or exceed schedule and quality requirements and to satisfy all project commitments.

· Ensures a high level of field crew morale, productivity, cooperation, and teamwork

· Effective written and verbal communication skills with both workers, superiors, and clients.

· keeps project manager and company leadership informed with no surprises.

· Performs all duties in an independent and expeditious manner with minimal supervision and demonstrates proactive planning skills that support long range company goals.

· Leads development of the master schedule working with the project owner, project management and subcontractors as required.

· Ensures project team and subcontractors are committed to meet project milestones and generate 8 week lookahead schedules for review.

· Anticipates schedule impacts and possesses the creative ability to overcome obstacles and regain time if needed.

· Ensures long lead material orders are expedited.

· Reviews and approves subcontractor and vendor invoices and pay applications During the pre-construction process, develops draft schedules, logistic plans, and manpower charts.

· Records lessons learned for future application related to schedule and logistics

· Solid understanding of the “business equation” of the contractual deal and works with management to implement the strategic plan for success.

· Ability to recognize potential problems before construction and implement processes to proactively alleviate such issues.

· Actively participates in the procurement or “buyout” process. Reviews all purchase orders and subcontracts to ensure complete scope coverage prior to distribution. Reviews schedule and manpower projections to mitigate risk. Assists project manager with subcontractor selection and interviewing subcontractors

· Ensures complete and accurate daily reports and daily progress photos are maintained

· Ability to recognize and communicate the difference between subcontract scope of work and scope changes.

· Assists project manager with monthly cost and profit forecasting.

· Assists project manager with monthly pay application process.

· Ensures and verifies daily documentation of field work orders and changes.

· Ensures project team conformance with processes of payroll, time sheets, labor cost reports, invoice processing and employee expense reports.

· Adheres to all J.M. Cope Policy & Procedures

· Performs other related duties as needed.

Physical Requirements:

· This is a full-time position. Typical days and hours of work are Monday through Friday, 7:00 a.m. to 3:30 p.m. as well as, evening and weekend work that may be required as job duties demand.

· Prolonged periods of walking job site. Must be able to stand, walk, sit, reach, climb, squat, kneel and bend.

· Occupation requires physical activity most of the day.

· Must be able to lift 50 pounds at times.

· Able to travel as needed.

· Must be able to visit multiple job sites if needed.

· While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals, risk of electrical shock and risk of vibration. The noise level in the work environment is usually loud.
