Under the umbrella of Mason Equity Group LLC, and several other similarly purposed LLCs (ME), Ryan Mason owns nearly 100 properties valued at over $75 million. This portfolio should be actively managed by a professional Property/Asset Manager (PAM) to maximize value for the owner.

The PAM will take effective ownership of the portfolio, working closely with the owner and Surge Accounting. Responsibilities include property acquisitions, construction, capital improvements, repairs and maintenance, rental activity, disposals, etc. Driven by value enhancements, this position will maintain/report on portfolio financial records, make and deliver upon recommendations to enhance individual property and portfolio value and cash flow by effectively, managing portfolio operations and finances while working closely with the owner and Surge CFO.

Responsibilities:

Manage acquisitions of properties.

Maintain relationships with real estate agents, lenders and legal contacts.

Assist/Participate in identification properties to be acquired and with closings.

Provide acquisition enhancements such as coordinating cost segregation studies, real estate tax challenges, grants, etc.

Participate in asset class determination and recording in the financial records.

Continuous value enhancement of property through financing, real estate tax challenges, capital improvements, repairs and maintenance and financial performance initiatives.

Manage disposals of properties.

Identify assets for potential sale/disposal; discuss with owner, CFO, realtor, etc.

Market value - determine approximate gross sale proceeds.

Financial implications, determine net proceeds, tax implications.

Alternative uses for proceeds received from asset sales.

Assist/Participate in the real estate listing process and with closings.

Participate in proper recording/accounting of transactions in the financial records.

Managing rental activities of properties,

Prepare annual operational/financial budgets for individual properties and the portfolio.

Determine optimal rental income by unit/property and negotiate lease agreements.

Negotiate vendor/supplier/contractor contracts for best value.

Establish and maintain procedures to maximize cash flow including collection of rent payment payments and management of costs and expenditures.

Monitor and control real estate income and expenses. Accurate financial records.

Review individual and portfolio operating results, investigate budget variances and enact value creation/profitability procedures.

Determine, present and enact capital improvement opportunities and maintenance and repair requirements.

Identify and bid maintenance, repair, equipment, and supply expenditures, obtain owner approval (as warranted) and follow-through to completion. Accountability.

Oversee internal and third-party maintenance workers, cleaning crews, contractors, groundskeepers and others performing services for the properties.

Manage capital improvement/construction activities.

Determine financial rewards/payback of capital improvement opportunities. Estimate cost and return on investment. Share with owner and CFO.

Once approved, fine-tune construction estimates with bidding/pricing procedures. Ensure project estimates/contracts include all associated costs.

Award contract and actively manage as to quality, cost and delivery date.

Participate in the determine of asset classes and recording in the financial records.

Aside from ME properties, provide consultation and guidance for capital improvement/construction and repairs and maintenance activities for Surge Staffing (headquarters and branches) as requested by the owner and/or CFO.

Supervise all ME employees (repair and maintenance, housekeeping, etc.) through established and/or modified reporting lines and individuals.

Responsible for preparation of annual portfolio, property-specific and project budgets. Record, monitor and manage financial results in accordance with budgets and established accounting procedures. Ensure proper controls over cash activities (purchasing and lease deposits) and accounting records. Work with ME individuals and Surge Accounting to accomplish this.

Regular, periodic status reporting to owner and CFO. Keep owner perpetually informed.
